Hertford- Where to live

Another offer of help here, resident in Much Hadham for 20 years, and know Hertford/Ware very well.

I moved to WGC from St Albans 12 years ago. I really like living here. I live in the panshanger area. Despite what others have said it’s not like a new build estate anywhere. It’s actually dry well laid out. No real traffic problems at all. Lots of trees, green spaces and cycle lanes.
WGC has good transport links. I always park at the station and London is 25 mins on the train.
There are relatively few pubs, but that’s never really bothered me.
As for it being the town that time forgot. I literally have no idea about that.

I wouldn't walk from Datchworth to WN Station on those country lanes, plus its a 10 min drive which probably makes it a good 30 min walk at least.
totally agree but cycling or driving would be fine

Stansted Abbotts worth a look. Great rail link to London or to Hertford. Shop, restaurtants etc. 10 in from Hertford. Nice walks down the river and nature reserves.

Best value property is north - Buntingford, Royston, Baldock etc.

I am looking at a job based in Hertford but don't need to be there 5 days a week. But I do need the ability to easily get to the Hertfordshire county area.

I am probably going to be unable to buy a house/flat (2 bed) in Herts anytime soon as it looks too expensive but also I want to live somewhere that is more like a city with more people and amenities. But also ideally on the west/south side as I may need to travel to see family on the South coast

From what I can see, that leaves me with Luton/Watford or very north London like Enfield/Barnet. I am guessing all of these places are going to be expensive for the same reasons?

If you need to get to the south coast and plan to take the train - which is usually way better than crawling round the M25 - its worth looking at places along the Thameslink line as those trains run down to Brighton and Horsham, and its not too far to Hertford by car if you live somewhere along that line. Nowhere's cheap though.

Cannot speak for Luton as an area, however Watford has some nice parts to it. Enfield/Barnet are on the fringes of Herts, however prices will not be cheap, as they have tubes and over ground into London making them expensive. Unfortunately most of Herts prices are getting quite unrealistic. For South Coast travel, St Albans has trains to Brighton, however everything in St Albans is mega money. Maybe look towards Beds/Herts borders, as will be better value..

I’d avoid Luton if I could…

Stevenage may represent decent value still, but you’ll want to avoid certain parts.

I’d say Welwyn Garden City, but I’m biased.

You couldn’t pay me to live in Luton!

I grew up in Stevenage. It’s actually a much better place than people give it credit for and there’s a decent amount going on, however there definitely are some areas to avoid. The nice areas (the old town mainly) are pretty expensive now as well.

I've never been to Luton but a relative lives on the outskirts.

To be honest everywhere on PH gets slagged off - so have to take it all with a small pinch of salt!

TBH I already live in an area that would be described a hole anyway so Luton may be a sideways move or a slight downgrade

If you’re not going to listen to the advice then why ask?

If you want to live in Luton then great. It’s probably a lot cheaper… and crucially not actually in Hertfordshire..

Luton has a dreadful reputation, and not just on PH. Its not a complete hole, there are ok parts and nothing wrong with some of the nearby villages (away from the flight path), but the town centre is grim. Not a first choice destination for a night out...

Some relatively cheap property in parts of Hatfield, its on the Thameslink line but you need to change trains to get to the south coast. There's also Hemel...

Would help to know your budget.

Budget would be around £1000-1200 a month (all in for rent and bills). I am a single person so initially looking at maybe a flat share but then longer term a sole occupancy flat and then later buy somewhere (prob further out).

You can rent fats out but they seem to start in region of 800 or more like 1000 a month - which seems quite high to me but I am not in the know.

None of the places within Hertfordshire really appeal other than maybe Watford - I want to live somewhere a bit busier.

St Albans is a cute little city. Don’t know what £1200 a month would get you there though.

What exactly do you mean by busier?
Are you talking about nights out etc?
If so Watford is your best option. Hertford and St Albans are good at the weekend though.

Ideally somewhere there are are more younger people (under 40 say) and where there is more activity - things like music venues, theatres, sports clubs etc. I appreciate you can live in a sleepy village and travel out.

I currently live in a city with population of 200-300k so a lot of this stuff is currently on my doorstep - I don't want to be travelling 20-30 miles for it every time.
