Good to know, what typing center did you use?

Did you download a template off website or did they have it there?

Qahta, they are in the metro station by the big Etisilat at trade center round about, opposite the NRD.

I gave them a call, got the list of documents (and the guy's name), then left my office and turned up 10 minutes later. Hard to change his mind about what documents are needed.

My boss needs to do it, have passed it over, she can be another guinea pig!

Assume you could use the DEWA connecton receipt as well, rather than waiting for a bill to produced.

Signed rental contract yesterday, Better Homes doing both the Ejari and connecting DEWA for us.

RESULT.

when i was looking last year, better homes were the only decent agent. irish girl, easy to deal with and managed to ge the landlord along at most of the viewings as well - much easier to agree a deal that way.

so the landlord is in town and wants to meet up to discuss the new contract. i'm not exactly happy at having to do this with only 10 days left on the current one but hey ho.

just wondered waht the law is. am i right that the rent for the second year cannot be more than the first year or can he still put it up by the rera rent calculator figure?

rera says 5% max which i am ok with but just need to know the facts before meeting. at 5% i would be mad not to extend given that's still 30k under market rate for this place.

Thats right. However, when I told my ex landlord this, he simply stopped communicating with me completely and RERA does take time if you want/have to go that route. Work's response was that I needed to be in KSA for the period when the contract expired and that I should put my stuff in storage and sort it when I got back. I moved flats and swapped jobs.

I guess it goes down to how much you want to dig your heels in now and how much hassle that will cause if you do. The law may be firmly on your side, but its not easy to enforce that. I moved out having been given 10 days notice of a 22% rise and on that basis I couldn't get any deposit back as even though the landlord broke the law with such notice on a rise, it seems I did too not giving him enough notice that I was moving..

The landlord HAS to give you 365 days notice. End of.

this is why i'm annoyed he's left it so late,gonna be a good one for ejari seeing as it isn't registered with them and i wrote the contact which was never countersigned by a witness.

can't move, too late notice and too much stuff. what would happen if it did go to mediation? my company don't get involved with tenancy disputes.

365 days? the contracts we have in the office state 3 months from either side. Otherwise surely as soon as your lease starts you have to agree on next years lease?

The 365 days thingi is only during the first year, I believe.

well that just couldn't have gone any better! he was in and out and agreement made in well under 2 minutes!

he asked me if i wanted to stay and i said yes.

he asked if i'd prepare the contract again for him to sign and i said yes.

i asked if i could pay in 2 cheques this time and he said yes.

he then started price negotiations to which i responded that under ejari he can't raise the rent for the first 2 years. he smiled and shrugged and said no problem, no price increase.

well chuffed. pub time!

so with that out the way i now need a new flatmate. if you know of anyone looking please pass on my details. it's a bargain deal if i do say so myself.

2 bed in JBR murjan. facing the sea overlooking the palm and beach etc. just behind the ritz carlton so no building sites anywhere in view and no chance of having them either! beach is a 2 minute walk away.

bedroom is a good size with separate private bathroom. maid's room/store cupboard for storing junk and cases etc. will be a bit more room in there once all the parts go back on my clubby!

parking is included and pretty much unlimited as we have the podium carpark [public free access] accessible from our lift. usual marina traffic but can't avoid that sadly.

rent will depend whether someone wants to pay the full year in advance. if so then i'll just split it down the middle, 50k + bills. if not then i'll have to charge a little more for monthly payment to mitigate against someone moving out unexpectedly. i reckon 4.5k a month is about right.

bills are averaging about 500 a month each for dewa, district cooling & du.

must like cats as they'll have to feed her when i'm travelling.
