Nope, a landlord has to give you 1 year's notice if he wants you out. If you have say 6 months on your existing agreement, it means he has to give you a year from when that expires.

Most contracts do state 3 months, but it's not enforceable by the landlord.

Does anyone have a link to where this is stated?

He came to sign the contract tonight and had a printout of the ejari calculator saying he can charge an additional 5% and that the above is an old law that now doesn't apply.

Sorry mate - my landlord is Sheikh 'n' Vac and they didn't try to raise the rent this year, our 2nd, so I assumed it was still in force.

does the rent calculator allow a rise in your area?

i can swallow it and it's fair in the grand scheme of things [no agency fees etc.] but i am still a yorkshireman!

ETA - reading the laws further it seems there are areas for interpretation depending on the wording of the contract. it seems that a contract could give the tenant some really useful rights like short notice periods and no penalty fees for early termination.

pretty useful if one were writing their own contract wink

I'd assume so - I'm on SZR, the main drag, in a great 3 bed paying 90k!

I reckon the market would easily support 120-130k at the moment.

The landlord (one of the Maktoums) runs his properties out of a company called Al Kawakeb - 04 343 4141

I'm in one of the set of 5 small towers next to the Dusit Thani on SZR.

TBH I have no idea what the rents are now. I would have to assume they've gone up since we moved in May 2012.

he reckons his son is moving in next year. i do hope he knows the rules regarding that particular con as it carries an AED1m fine if he's not on the level.

Has he given you the year's notice on the official RERA forms? If not, he can't get you out

i know. plus if he is renting to a relative he cannot re-let for 2 years. he seemed surprised that i knew this biggrin

Cheers Asterix, the missus would be happy as she has quite a few friends close by. The only problem for me is that it is further away from the Autodrome.

Just renewed my lease at MotorCity in FoxHill - AED88k for a 2 bed with 4 car park spaces (ok, so two are not mine).

The contract is the Ejari one, first time I have had to use it, normally on an Emirated NBD one which is then registered with RERA/Ejari
