see my thread linked, that worked for me. although you are also supposed to have given notice that you intend to stay.

does not having the contract registered with ejari make any difference? how long after starting the contract can you do this and what do you need to do it?

Just done Ejari for a few people in the office:

Title Deed
Tenancy contract (original) signed by both parties
DEWA bills
Photocopy of passport / residency
195 / -

takes about 10 minutes.

The housing fee recalculation took even less time:

All of the above plus the ejari contract

aye but can i do it 5mths after the renewal? i think asking for the title deed may make matey landlord suspicious. i know he wants me out next renewal but he can whistle.

its the landlord's responsibility to do ejari anyway isn't it? surely if i ever ended up in arbitration he would be at fault?

Nope. I did my managers and she renewed in November.

As long as some one does it then they are happy. That then means you can sort out your housing fee (the one that is automatically put on your DEWA), if you don't sort it - they take the average price of the same apartments / villas and whack it onto your bill.

My boss was paying nearly 3K per month (on top of the DEWA) for the housing fee as Springs is classed as Emirates Hills, after doing the registration etc, its now 800 per month.

Jesus, that's some interesting maths, 3k a month as a 5% annual charge means they calculate the 'average' as 720,000 p/a for rents. GLOL

She should get that looked at!

She did - so apparently the "Average" for Emirates hills is that rental figure, bit different to Springs as well...

Well, that was an interesting 15 minutes. I've just had a real estate broker knock on my door to tell me the property I am renting is about to be sold - they wanted to look around, take pictures and show people round this afternoon. I've just renewed for 12 months - I think they cashed my cheque 5 weeks ago, so I presume I am fine until the end of the contract, but what I'm not clear about is whether the new owner has to abide by the % increase that RERA would suggest from me in Feb 2015 based on my current contract or I have to start again and negotiate from scratch. If I have to start again I may as well move asap as its only going to get more expensive here and a contract from now is always going to be less than one in 12 months time. If they honour the current rate I am doing fine as I got a good deal initially and even with the RERA sanctioned increases its tolerable for the time being.

Dammit.

Thanks very much. Agent who appeared unannounced seemed to think that it starts again from scratch and I'm not keen on that much of a price hike..

Not in so many words, but I didn't give them much time as I was in a hurry to head out. They seemed surprised that I had just signed a contract to extend for another year so someone somewhere isn't talking to everyone they should..

Interesting development.. The agent I am currently renting through tells me if I stay everything starts from scratch so I'm looking at todays prices of a minimum of 40% increase this time next year - I'm expecting more like 60%+ by this time next year.

The agent who is handling the sale doesn't have it listed as for sale as I've asked a friend to enquire about just such properties and mine didn't come up. Another agent who is supposedly nothing to do with the sale but turned up at the door to look around tells me that the current owners would like to be flexible and help me out by allowing me to move out now and secure a new place asap as the new owner might not rent it out and may choose to live there instead.

Anyone know a friendly lawyer/property agent who I can speak to? I'm being pushed to sign a document to say I'm accepting the terms and will move out etc at the end of the contract and I don't want to do such a thing just yet. My spidey senses are telling me that this is all greedy landlord/agent bks. Its pretty obvious I'm not going to make any progress on this without getting someone involved in a more official/legal capacity..

Push back on the agent that is talking ste.

It doesn't work like that!

I know that's not a qualified legal opinion but it's the truth, at the end of your current tenancy so next year he'll have to abide by the same index as everyone else in Dubai, that's why being a tenanted property is such a minefield.

Whoever the current owner is can choose to issue a 12 month eviction notice (provided the reason is valid) but that would see you through to at least april 2015 even if issued today.

Other option is play dumb and sit tight then apply above at renewal time.

Edit - 3rd Option, ask the agent who is giving you the duff info to put everything they are saying in writing with a copy of their RERA licence and say that you will go and ask RERA's opinion on the matter. Virtual pint says that email never arrives hehe

My Landlord has just asked if I would like to renew the lease on my villa in Jumeirah Parkfor next year. It is a 15% increase on last year. I have tried looking on REA today but the calculator does not appear to be working.... does 15% seem a reasonable inrease?

Not disputing your knowledge of the matter at all, but its pretty clear by the tone of the conversations and emails that without something formal on paper I'm going to get nowhere with this.

A friend of mine left this place about 18 months ago saying that he'd got to the point where the levels of bullst outweighed the advantages of being here. I am starting to know what he meant.. frown

Depends on what you're paying now really.... is your current rent close to the figures given on dubizzle and property finder or are you waay under?

My colleague in JVT is paying 95k for a 1 bed, her landlord wanted to increase that to 120k but has gone very quiet when we pointed out that he's entitled to no increase at all according to RERA.
My place in Meadows 2 could have been increased by 5% but the owner values continuity more than profit and so has kept the rent the same for the renewal.
