Deeply cynical. More like they want to siphon of some of the fee's as they do in the survey process.

Well, I'm still waiting for a completion date, the solicitor appears to be ignoring me at the minute....

To be honest, HSBC have been very good, they appeared to have completed their paperwork very quickly, survey arranged and queries dealt with within 10 days. Mortgage document sent out and signed with a witness soon after.

Its the legal side......

Last Wednesday my solicitor was waiting for paperwork from the vendors regarding an extension. This was returned Wed evening, so solicitor should have received last Friday... We are also chain free, ready to go and the vendors are buying an empty chain free property.

I will phone the solicitors tomorrow rather than emailing, will be more likely to get a response I would imagine.....

We are exactly 5 weeks in now, should I have an indication of completion date by now?!

I think that in normal circumstances you should receive a completion date within a week of your survey being completed. My survey was on Tuesday and I phoned hsbc and it hadn't been uploaded on to their system yet. Will call them agAin this afternoon as it should only take 48 hours

I've been through this whole process with HSBC for my current mortgage.

I can only say the service was excellent, they even allowed me to secure the mortgage rate but delay its completion for 6 months to allow us to take advantage of the variable rate C&G were offering at the time (we were with C&G and re-mortgaging with HSBC at 2.89%, and the C&G variable rate was 2.19%, so we managed 6 months at that rate.)

When it finally came to completing the process was great. This was 2 years ago, so the solicitor they used may not be working with them any more, but they made the process so easy. Dare I say, far easier than I've ever had when using a broker. All in all I think I spoke to them about 3 times.

If you are honest with them regarding income levels and house values then the chances of having issues are greatly reduced, although it will always come down to the luck of the draw some times.

I just sold my house to a couple using an HSBC mortgage and it's was such a ball ache that I was about to pull out after some stupid requests by HSBC. I upped my price twice to keep me in and even then it's was painful. If you are buying I'd steer clear of HSBC as plenty of real estate agents and sellers aren't willing to spend time with buyers who are using them presently. Just my pence worth!

Received an update, the vendors solicitor has all the paperwork but he has been on holiday all this week, consequently we have a delay.

So it appears that possibly my solicitors (and countrywide) are not at fault....

This is from the estate agents who I prefer dealing with (they appear more motivated to get the move through!)

Cheers Paul. That sounds somewhat promising. I phoned hsbc today and they sAid that the survey wasn't available yet. Can I ask whether your solicitor charged you anymore money because of the additional work required as it's with hsbc? My solicitor is charging me an additional 250 plus vat . Not sure if this is normal??

They are charging you an extra £300 because your mortgage is with HSBC????

I've heard it all now!!

So there are Estate Agents refusing to accept offers from buyers who are using HSBC and now Solicitors charging extra to customers using HSBC..............

I know there are people that people have experienced a smooth process with HSBC, but it seems they are in a minority....

Well, my suspicion that my (i.e. country wide) solicitors were more efficient than the vendors local, family run, solicitors was confirmed.
We are still waiting for the planning document that the vendors solicitors have had (for ages now). The vendors actually went in yesterday to their solicitors and physically removed this document from their file and posted it out to my solicitors. They resorted to this due to the continued absence of their solicitor (on holiday) and the apparent ineffectiveness of the other solicitors/ administrators.
Now this is surprising to me after my initial concern over the bad press from countrywide. I’m sure my solicitors could have pushed someone to actually do this, rather than the vendor resorting to this process.
I therefore conclude that all solicitors are, at best, slow and are often obstructive to a quick process. In addition family run small local solicitors are not necessarily any better than the large multi office chains.
Now we wait for my solicitors to process and draw up the necessary paperwork. Might be in by Autumn......

Your Solicitor, would view it a professional discourtesy to criticise the other party. They deal with lots of peoeple, it's a standard process, they rarely stress, don't like being under pressure and won't put pressure on to other solicitors.

It is arcane, archaic and ritualistic without really providing much of any use.

After recently completing I can say all the delay was down to the solicitors.

Vendors, estate agents and lenders were all very efficient.

I have just completed on a house using a HSBC mortgage - it was fine on the HSBC side.

.....A mere 9 days behind me then, we managed to buy a house then market/sell a flat and close both in 45 days, agree with you on the hard work thing though!!!
