I am in a rental.
It's direct from the land lord who lives in Nigeria (ok, u can laugh now! biggrin )
They are a couple months behind their mortgage which isn't a btl as her mail still comes to us 4 years in the running.
She is terrible to get hold of, takes ages to fix stuff but other than that is pretty quiet.

Luckily for us she doesn't increase the rental but that's cause I told her I won't pay more.

I redecorated the whole house internally, changed extractor fans, fixed a leaky roof, replaced 6 fence panels, painted those panels etc all at NO cost to her.
I have taken in 2 clean kittens and bought a replacement double glazing unit for a cat flap and will reinstall the original on departure.
The house is in excellent condition and my rental is never late. I have also taken in another lodger to help with income as its London and we are poor(ish). I manage the tenancy and cleanliness of the cats so much so that when the LL sister came to collect mail she couldn't believe the transformation of the house.

So you see. There are good tenants and bad land lords

No one mentioned 'no smokers'? They absolutely ruin houses and our last tenants required us to have to strip all the wallpaper as well as the carpets and underlay. In fact that would be one thing I'd never use again - wallpaper! It holds on to all the nasty smells of the previous occupiers.

Don't bother using any quality products anywhere in the house. They WILL get ruined. Just buy cheap and replace. Even those searching at the bottom of the market expect the house to be smart, modern and tidy when they first move in.

As others have said, look after good tenants. In our experience it's about 50/50 as to whether the house will get trashed.

That's a given, for me.
I have issues with smokers in general, so it goes without saying.
