After paying for a funeral not really got loads of money to throw at it,
And the property is really clean and a blank canvas, Whoever moves in will more than likely want their own stamp on it,
Its supposed to be priced accordingly, The same house up the road with a new kitchen, bathroom etc. went for £125,000 not too long ago...

I'd get rid of the photo of the "garden", or spend a weekend clearing out all the weeds so it at least looks a bit more presentable.

To be fair I have got rid of the weeds in both the front and back now smile
As will be in the new pictures with the new agent

Looks like an honest house to me ready for some renovation work.

Is the £600 rental based on its current state and what would you receive after agent fees?

Personally I would evaluate giving it a quick makeover, and letting it out long term, rather than trying to sell it with a tenant which isn't going to be conducive to getting the best price.

In terms of the number of viewings, generally I work on a rule of thumb that you should be getting an offer every 7 views. Of course it varies, and I don't necessarily mean a good offer, but the agent should be giving you some feedback why people aren't offering.

Yeah it is honest, Its a good blank canvas.
Next door sold not long before ours went on for around a £100'000, That was in a much worse state than this one...

Hmm from my perspective I think it is probably not appealing enough for families and not enough meat on the bone for investors. Hope you have more success with new agent. Don't discount auctions if you are just looking to flog it quick time. On the right day stuff can go wayyy over guide.
