Look at HSBC and first direct. They do feel free deals with no erp

So long as you buy another house MOST of the mortgages are portable to the new property

At least that's what they explained at Natwest

A simple repayment mortgage should be repayable without penalty. It's generally when there are collateral financial arrangements involved, such as a "fix", that early repayment penalties can be applied.

I've got an offset tracker from Woolwich which I think is part of Barclays. (Base rate plus 2%).

The offset-ability makes it as good as, if not better than, no ERCs. (IMO)
