Ozzie's Rules:

• Choose a decent university/town - first rate universities tend to have first rate students.
• Use an agent - really important IMO. They deal with the crud and can have useful links into wealthy "overseas" communities.
• Try to get 12 month lets, you don't want to have a void every summer. Agent is useful for this, as above.
• Don't let a 3-bed flat to one student - make sure they ALL sign the tenancy.
• Watch out for Council Tax - if any tenant turns out not to be a student and then leaves, the property remains chargeable until re-let to genuine students.
