Just out of interest,
If your not selling for a long while, & happy to go with the flow & just change what you 'know' what needs doing, why bother with the council 'box tickers' it's not a legal requirement is it.
I thought if you sold, the forms only asked if you had building work done in the last x years, if not can't you just take an insurance indemnity for the next purchaser in the unlikely event that it 'falls down'.
It seems they change the 'regs' that often on stuff i'e boilers etc that you are probably supposed to upgrade every year or when you have thingss inspected

Isn't this what consequential improvements are all about?This sort of thread makes me roll my eyes TBH. I can fully understand the wants of people to knock up a conservatory without planning/building regs etc...but then to moan when they try to add another floor/extend it?
In the first place, if the original conservatory designer was enlightened about the future development they 'could' have designed it to 'future proof' it. Albeit I doubt they would have the ability to do it.
If you briefed your Architect well enough they should have told you this was going to be an issue (or you would need to do consequential improvements) BS/EN standards aside

tonker, It is a shame the guy prepping the drawings hadn't fore warned you of what would be required .
It may be worth getting somebody to prep. some saps calcs so as to avoid a lot of the disruption,ask your man about this possibility .
He will need various details of any recent boiler change , replacement windows etc etc .

Another for private building inspectors.
Cost us maybe another couple of hundred quid compared to the council, it's worth that just for the advice, sensibleness and easier inspection-appointment-making, rather than the councils grumpy box-ticking inflexible... I could continue. But I won't.

Following the 3 year (4 applications, 2 appeals and a planning consultant) debacle I had with my local authority I refused point blank to deal with their building control people & enganged an independent - best move I ever made!! Not only was he cheaper (!!) but was really helpful and provided suggested solutions when there was an issue.
My view, for what it's worth - ditch the local authority & go indie!!

+1,, The biggest player in this area threatened that a few years ago due to council 'over' stringency.They lightened up after they realised they would virtually have to shut down overnight if this 'customer' left.
Local & national authorities should realise that they are there to assist and work for/with people, not the other way round.
It's surprising how many builders will not take a job on (even in these times) if they know the BI is a Jobsworth A**hole as it's not worth the mither & effort
