How accurate are "Zoopla" estimates??

I actually think mine is on the money, now. 6 months back it was too low, but it caught up really fast just recently and is now probably about right, maybe 10k-15k below what Id put it up for.

My parents house however is miles off, maybe 200k too low, possibly more. They live in crazy popular location with London money flooding into it and I dont think Zoopla understands these micro climates as such.

It isn't bad for our place - just doing some mortgage shenanigans on our place, it's within 15%-ish. Might sound a lot, if you're near a Stamp Duty threshold (https://www.gov.uk/stamp-duty-land-tax/residential-property-rates) then it's going to over-estimate....

Here in London at my place it's spot on by some miracle. It puts the price of a flat at my postcode as £375,742 and the flat next door has actually sold this week - it was advertised for.... £375,000!

Flats are much easier to extrapolate though - there's not much you can do to alter their value and you have plenty of data to work with.

Today, December 2016, Zoopla reckons £792000. I'll bite their arm off in the morning laugh

Hi one thing to remember about Zoopla is they show how many times the house has been on the market and for how long ,, so if its taken off for any reason most other estate agents only show when it is put back on as there might have been a good reason for it to have been removed for a short or long time ,Zoopla ,s way can be misinforming a new buyer and when a buyer sees its been on for a long time quite often think something is wrong when this is not the case, also Purple dont tell you Your own manager is Extra, also new agents for a short time dont charge vat ?? good luck
