They are that yes. As has been said, the amount of development, and the lack of space, mean that truly ste areas are encroaching on nice / decent areas, at a rate that makes my head spin. That's the price of progress I suppose.

not one for the east london haters but I lived very close to this development for a couple of years and liked the area and the location..

I've had a look round that one it's a nice place, lacks a direct tube stop though, you have overground but it's not the same

big old flat but top end money. I lived in haggerston studios just over the road - the location is very handy, 15 mins on the bus into the city, 10 mins on a boris bike....

Dynamics are totally different IMHO.....lets not forget we're already five years into the same issues that Ireland had in term of insolvent banking system.

I remember talking to relatives about the property prices over there for many year...the thing I could never ever understand was that it was cheaper to rent than buy....that was just a bizarre dynamic.

The biggest single difference is that the UK sets its own interest rates and Ireland doesn't. Those years of excessively low rates kept low by the ECB as Germany paid for unification is what really nailed the Celtic Tiger.

The prices for KX are ones of somewhere that has already arrived though it would seem...

Those new builds they're putting up opposite where I work are £550 off plan for crap looking 2 bedders!! The area will be good one day, but IMO its too expensive for something that is a long way from finished, but I would imagine you will make money if you bought here, google have bought up a huge plot for new offices apparently....

Still searching. Have put in two offers so far (that weren't far from asking) and have been out bid on both! The nice ones go within a couple of days, whilst the dross hangs around for months. Should be a 'cash buyer' within a week, so might strengthen my position, I suppose. Budget has crept up again - £725k now, but still struggling to find a nice two bed/two bath close to Old Street tube and within 15 minutes' walk of Moorgate.

This is bow quarter release about 1992/3 I was gutted I couldn't quite stretch to it at the time. Be interested to know what is like as a place to live or an investment

I'd aim for a Studio for during the week, and a cottage in the countryside for the weekends, but that's just me.

I'm finding it interesting though. All the flats shown seem to be "prepared" for want of a better description. Magnolia and wood floors are popular!
I don't think you will get either:

Somewhere decent in primrose hill; or

Somewhere decent in commutable country

For your notional 700k let alone both

nothing wrong with the area at all - a lot of development going on there too with berkley homes and goodmans fields..

Wapping is ok - I have a mate who lives in new crane wharf, but the service charges in some of these converted warehouses are crippling and the area can be a bit dull and soulless, especially at the weekends. 2 bedder in new crame wharf is about 700k - they are nice but I'd rather spend 100k less and live in aldgate myself..

Looks like you've done all right there - congratulations!

It's amazing how quickly the good stuff goes. When I first started looking, I used to 'save up' two or three properties and then head into London to look around all of them in one afternoon. Now when something comes on (or I get an advanced heads-up from an agent) I go in to look around it the same day, as I know that if it's any good, it'll be gone within a couple of days.

Looked at a lovely flat in Angel on Friday. Lovely block, two minutes' walk from the station and wouldn't have needed a thing doing to it. Sadly it was just that tiny bit too small (100 sq ft more and I'd have been in like a shot).

Nice! I was having an all day drinking session with some old mates in that area on Saturday. Found some good pubs but I'll be blowed if I could remember where they were.

that is a nice flat but 775k jeez

proberly sell though as it is nice and central

good luck in the hunt! nearly lost this one as it was a bit cheaper i made asking offer (originally 550k steal!) and some chinese student offered 25k more than me on the day ! so had to pay up

but still cheap i think , but that girl cost me my new bathrooms and kitchens

The Garrison, down Bermondsey street always used to do nice grub as well yes
