bow wont be like shoreditch as it isnt as 'urban' and gritty. but I think it will do alright (hence why I purchased there). I am literally 30 seconds from victoria park, and 5 minutes from victoria park village, 1 bedders there change hands for in excess of 300k no bother.

5 minutes walk is a long time though...

Takes 5 minutes to walk from the Nash Mansions @ Regents Park to be in the Thick of Somers Town...

Not all areas though. There is a 1 bed basement flat in the road next to us that is on for over £1m! Having said that, apart from the stupidly over priced areas, with that budget the world is your oyster.

it'll also go massively up in value again by 2015 thanks to Derwent London's White Collar Factory

bow is pretty safe and the bus stops pretty much outside the flat - homerton is a bit of a different kettle of fish.

the bank valued my flat on my remortgage in february this year at 17k more than I paid for it after 8 months so I am very happy with that. That's 17k in real money I didnt have to put in to get the 25pc deal @ 3pc I wanted.

The point being you can be in any manner of st hole within 5 mins walk ANYWHERE in London.

Renting in those prime locations is actually relatively cheap (3%-4% yields). As such I wouldn't personally want to invest and it's quite unrealistic to expect these prices to continue in the long term. It has its advantages over the rest of the UK but it's not that diffrent and it's the same tax & legal system. As someone said before - the numbers do not add up. But for the time being the party goes onsmile

OP you need to refine what sort of area you want to live in. London is soo big that there will pretty much be an area to suit every person. Let us know what you want from the area, only then can we let you know what would suit you best.
