London - which area for a first flat?

bow wont be like shoreditch as it isnt as 'urban' and gritty. but I think it will do alright (hence why I purchased there). I am literally 30 seconds from victoria park, and 5 minutes from victoria park village, 1 bedders there change hands for in excess of 300k no bother. shoreditch is BANG in the middle of london ...the area is a hub to commuters and finance

Not for me. I'd not have to explain over the phone that one of my search criteria is "well lit area" as one girl here is who's moving to Homerton. Another lad who has to meet his Mrs at the station every night because its not safe for her to walk back on her own. fk all that.sleep envy said:

That's 17k in real money I didnt have to put in to get the 25pc deal @ 3pc I wanted.

Renting in those prime locations is actually relatively cheap (3%-4% yields). As such I wouldn't personally want to invest and it's quite unrealistic to expect these prices to continue in the long term. It has its advantages over the rest of the UK but it's not that diffrent and it's the same tax & legal system. As someone said before - the numbers do not add up. But for the time being the party goes on

OP you need to refine what sort of area you want to live in. London is soo big that there will pretty much be an area to suit every person. Let us know what you want from the area, only then can we let you know what would suit you best.
