Cheers Alex, any help I can give is no problem, although a lot of what I have learned has been done the hard way throughout the project! I'll watch out for the renovation thread!

Couple more updates on the bar! Taking longer than I thought as everything is off level! Typical georgian house, and all panels have to be scribed to both walls and floors, which is tedious, but ultimately satisfying.
Lower units are in, Worktops in, just waiting to be bolted up and sink but out. Next job is the high level of the two sets of tops which will form the actual bar area, then seal the wood and then I can start on the back wall, hopefully by mid week, as I've got to finish the worktop sealing before I can start on the other units, wine racks and tv points etc. And bearing in mind that the bar has just under 10m linear of worktop, that's not a 5 min job!

Worktops are solid Iroko and I'm thinking of putting an oak floor down, or possibly a karndean floor, haven't decided yet. The dishwasher is in and should be fitted next week, beer fridge is on order too. All the colour changing led lights are in, but they will take a while to install! I've got to router a rebate vertically up the insides of the wall cabinets in order to flush fit the lighting inside the units, fortunately with our supplier I can order the units dry assembled, so I can dismantle then to do this, then reassemble and glue them up!

Sparky managed to get some of the second fix work done, but still a fair bit more to do yet. Decoration should be 100% complete by then end of the week!

Another step forward!



Also, stage 3 has officially started! The second to last wall came down today, so the final large room is now opened up ready to start planning the new layout.

I hear the Palace of Westminster is needing a bit of work - should be well within your ambition... hehe

What rooms/ areas does phase 3 incorporate? Bedrooms or is it on a lower floor?

Phase 1 was the middle two floors, and the stairwell over the four floors
First floor is lounge, kitchen, wc, kids tv room, dining room, utility room, main entrance hall and media room

Phase 2 was the top floor - bar, snooker / home cinema room

Phase 3 is the ground floor which is currently my workshop and storage area. I've already done the ground floor hallway and built the doors going into that area, but the next stage of work is to concentrate on the left hand side of the ground floor, and build a further two bedrooms, and another two bathrooms, then the second main hallway, finally my workshop will be done. The ground floor is basically the exact same floor area as the first floor without the internal dividing walls. Only the main hallway walls are load bearing, so more of an open plan to work from here. Floor area of the ground floor is around 300sqm.

When you say ground floor, you mean basement on the pictures posted on page 1? same goes for 1st floor = ground floor?

Did the layout change somewhat as you have bedroom 5/6 where the bar now resides?

Still going the sauna route?

Lol, yes, just had a look back at that plan myself, it has changed a bit, hasn't it! Still in my defence, that was two years ago pretty much to the day since I started this thread!

We initially though of the "lowest" floor as a basement, because it was under the main living floor and as it was boarded up for the first few months, it always felt like a basement, if you see what I mean. However when we removed the boarding it turns out to be a lovely, bright, open space with some nice views of the garden, and it's gradually become the ground floor as we have developed the rest, hence the kitchen now being the first floor, bedrooms on the second floor and mancave on the top floor. We decided against bedrooms on the top floor for a variety of reasons, mainly planning related, windows, fire exits etc etc, so bedrooms 5. & 6 will now be where the gym and sauna room were originally going to go. I'm still finalising the details on what we are going to do with the area that was to be the pool room, bar and home cinema. Currently, it's my workshop!

With the Sauna room, have you reviewed how the Finnish people do it?

Considering lots of Swedish people have a sauna in their bathrooms, I'd say that 5000x3000 is more than enough space, unless the sauna is for more than 4 people.

Still haven't made final decisions on the sauna, but from previous experience 15m2 should be more than enough. I do like the idea of a shower and "waiting" room outside though. Just going through the options at the moment, but not 100% decided on the final use of the space... Some ideas to explore I think......

Not doubting that and same can be said of Finnish flats with saunas off the bathrooms, but this aint your average normal sized house the OP has...

Villa we use in Lapland during winter has a layout of sauna which could be 2m by 2.5m:


(picture shows half of the sauna, other side is exactly the same)

Then shower area of 2.5m by 1.75-2m with 3 showers and house boiler.

next area is 2.5m by 1.75-2m which is changing area and toilet, this is the only access to the rest of the villa with door from changing area to rest of villa, so can be closed off as Finns enjoy walking around bk naked when doing sauna

Finally it has a chill out area with fire (for heat and sausage cooking) and door to outside.



The reason there is a door to the outside is because Finns like to run around naked outside when it looks like this (view from sauna)



(except the snow and outside access)

I thought the OP might like the idea of something a little more than just a sauna, OP has the room for it.

Cheers for the picturs DuPont, looks lovely, and nearly the same temp as Scotland too!

Only issue is have is your infomation on 'walking about naked' and 'facilities for cooking your sausage'..........

Looks great in the pictures, and we could allocate more space to it, but as said,m at this stage i havent finalsied whats going in there yet, it may be a sauna it may not. And if there was a sauna, I doubt there would be much 'cooking of the sausage' going on!

BF is actually a beautiful place to live. I no longer live up North but if I was going back, I'd go back to BF. Christ knows the price I've paid for property down here would get me a castle (clearly). Lady Herbie....yup - sounds awesome.

I guess the problem is that resto costs vastly exceed what they will ever be worth.

That place had been stripped of all heating systems, kitchens / bathrooms etc it was just a shell, and would need the twice the purchase cost spent on it to convert to three flats, and build the new build house in the gardens... Big project though! with some lovely features. Broughty Ferry is a lovely place though, and good properties are sought after there...
