Thought I would start a build thread for anyone who is interested. We are already 2 weeks into the build so no point suggesting changes to some of the fundamental ideas because it is already underway!
We moved into this house last year with the intention of renovating it by removing some internal walls, fitting a new kitchen and bathroom and then building a new two storey side extension.
The plan is to look like a similar house nearby (but without the additional front extension)

Existing plans are as follows:
You will notice a small rear extension was added about 20 years ago which has resulted in 4 small rooms with a tiny kitchen that does not have an external window. The utility room and store room and un-insulated and un-heated and are not officially part of the house.
Our basic requirements are to incorporate these rooms into the house to create a new study/TV snug and a more well equipped utility room. We will also build above this area to form a new master bedroom and en-suite. The kitchen and existing extension will be knocked through to form a new kitchen/diner. We do not need any more than 4 bedrooms and would rather have 4 good bedrooms with a generous bathroom than try to squeeze in a fifth bedroom. We intend to be in this house for many years so it is more about making our ideal house than adding value.

Looks like you'll end up with a very nice house there. We intend to do something very similar but very early stages. Would you mind posting or pm'ing me a ballpark figure of quoted cost for the build (excluding decorating). Would be a great help because all the estimators we tried are miles apart for the same spec. Good luck with the project, this is one I'll be following.

We bought the house for the plot. It was in a very tired state. Hadn't been decorated in 30 years and already had a very poorly designed rear extension that would cost money to fix. The houses we liked were £200K more than we paid for this one. The plan is to spend less than £150K and get it to our ideal house.I assume it was far cheaper to build up rather than find a house with more room?

Excluding kitchen and bathrooms, we are looking at just the wrong side of £100K. But that does include a new pressurized hot water system throughout the house and lots of new electrics including cat6 throughout the downstairs.
A quick picture of the old dining room which leads through to the existing extension. This is after I've stripped the wall paper in preparation of the work.

Day 3
We've had our oven and washing machine temporarily connected up in the old store room to give us a kitchen for the next few months.
Old kitchen removed and holes dug for new brick pillars to support steels.
Really want a wider angle lens for my camera for this sort of picture. The widest I have is the 18-55 kit lens. Really want a 10-24 but it's the last thing I should be spending £600 on at the moment:

Project is in two phases. Phase 1 is the kitchen and family bathroom. Basically everything in the existing footprint. Phase 2 is the new 2 storey extension.Phase 1 is 4 weeks of construction and 2 weeks of kitchen. The bathroom will be done at some point during this time. Should be done be done by end of august.
Phase 2 will begin after this. Timescales unknown.

I really enjoy the build threads on here.
There are a lot of lights in that kitchen, just lighting bits of floor....just saying. I really do like the kitchen design though.
This was my design based on not knowing the exact spec of the lights we were using. We are going to have 5 light circuits.I really enjoy the build threads on here.

- 3 pendants over island.
- led plinth strip lights.
- under wall unit lights.
- 2 circuits of recessed led ceiling lights. Our electrician seems to know his stuff on this and will install the right number.

Bought it and hoped for the best There are about 20 similar houses nearby of which about 5 have had similar extensions (from the outside). The precedent had therefore been set. We don't think any of the others have opened up such a big single room for the kitchen though.
