It was with 3 agents only 1 did a decent job and it sold with the crappiest one go figure Well done. Good job.
However, to balance it out, the market has moved up and that £25k gross is prob more like £23k and then you've been paying council tax and bills and its taken a year to do.
Still not bad but often people throw in the day job but £20k ish before tax seems ok but not worth giving up the day job.
Lighting makes a big difference, bedroom sizes and kitchen quality.
