Question is surely how much you spent on it.
£75k

Although that wasn't the question - they simply asked why the huge increase in value? I simply stated that I'd undertaken a full restoration and reminded them that I'd purchased at public auction therefore nothing underhand could have taken place with regard to my purchase of the property.

10 photos of the £1100 shed when there aren't even photos of all the bedrooms? wow. It looks quite nice (barring the stripey wallpaper), but if I were a buyer thinking about it I'd have been factoring in a clearly insane either estate agent or seller based on that priority split smile

Well done. Good job.

However, to balance it out, the market has moved up and that £25k gross is prob more like £23k and then you've been paying council tax and bills and its taken a year to do.

Still not bad but often people throw in the day job but £20k ish before tax seems ok but not worth giving up the day job.

Lighting makes a big difference, bedroom sizes and kitchen quality.
