CGT is natures way of congratulating you (sadly)

I had the paper spare and it all looked so boring in cream I thought why not.

Had one viewing Friday who thought kitchen too small - hey ho

By accident I seem to have done a 90% job leaving a few smallish jobs to the new owner, one big call was the demolition of the knackered garage (see slab in back) you cant really drive to it with modern cars and we couldnt decide what to do so we left it - we shall see if its a dealbreaker.

We could have spent more on the patio and front garden but its a £150k house where do you stop?

Well it's not sold yet, we have had a few viewings and one serious ish buyer who's sale fell through but it ain't sold.
So it's at the top of its valuation before reducing here's the tactics, let me know any tips please

Dual agent from tomorrow costing me an extra .25%

If no improvement in activity we will pay the stamp duty from mid Feb

End of a Feb we will look at a reduction

Agents haven't said anything is wrong it's just top of the market but I will give it a bit longer - it stands me £105k max all in

Surely it will also be picked up on a potential buyers survey and they'll worry about replacing the roof whilst also paying top end of the market ?
All the houses have the same roof about 30 in a row, 4 sold since summer with same roof, we have "sealed" the tiles but I may be wrong about that.

It's been valued by 2 agents at £145 and one at £140, recent sales have been near this for un renovated houses. The new agent will take new pics

Update chaps. Its sold, I had to add a posh shed at £1100 as we had no space for a freezer (will learn) but gone to a 1st time buyer for just under £135k (cost £80k + building work and shed).
I have learnt from this that a kitchen is very important and whilst nice ours was too small, location also - I thought it was brilliant but it was too near a junction for the more timid types to get out the path.
Now looking to do it again but to rent them, myself, mrs and FiL are looking at 6 terraces all under £50k inc building work preferably all near each other as our "investment".

Total profit in it is circa £25k so still good for a Sept to May project BUT would have been much quicker if a few things were handled differently plus the £145 valuation was OTT

Update. So remember it was "valued" at £144.950 (we paid £80k as a dump) and we got nowhere, we dropped in stages to £136k and accepted £134k 2 weeks ago, the sale is tardy and a new guy has offered £136k so we have told buyer 1 survey and mortgage proof this week or it goes to the other guy. This is all new to me Ive never haggled over selling a house as only done it twice and I got asking price in days (old days).
I have rechecked calcs and we are definitely on £25k before agent and solicitor so worth it.
I have bought a terrace to BTL but I will start a new thread on that after this has gone.

Well the June offer is due to complete on Friday !!! this has been a royal pain in the arse but its profitable hence I stuck with it - just had a call from my solicitor who has a letter "what have we done to the property to justify an increase from £80 to £134 in a year" they have had 2 surveys (one a big one) and a valuation all ok - So whats this all about ?

It was with 3 agents only 1 did a decent job and it sold with the crappiest one go figure smile
