So, everything has been a bit quiet lately as I've been trying to decide what to do with the house, whether I extend, or move etc. With property prices here (high!) and solicitors fees etc I've decided against moving as I really like the area I'm in. Here's how it stands at the moment, roof re-tiling and lindab steel guttering were the last jobs.



Here's what I'm planning. I'm a structural cad monkey to trade (oil rigs rather than houses!) so knocked up a proposal to show the wife which she likes.



This will gain me a large garage, toy room/snug behind it, extra (very) large bedroom upstairs above garage, large bathroom to replace the tiny shower room and the landing will be made bigger to make the new room shapes less awkward. The new roof will have a 4m flat section in the middle which you'll never see due to the house position from the road.

A few other internal mods like steel beams to remove some walls and bi-folds at the rear of the house. Just about to start looking for a technician to take it on and hoping to build in spring, with a re-render and new driveway it should look fresh!

Hello mate, love the refurb blog, doing very similar things myself right now with a similar house but uglier. Would you happen to know roughly what retiling the roof costs just ballpark I literally have no idea and it's something I want to do next year. If it's 30k then I won't bother but half that and it should be worth it...

Plans finalised before they go off to get permission (hopefully)
 

 
Can only get the extra space to work nicely with a flat roof section, if we can't get this through planning I'm going to remove/forget the upstairs extension as I can get it done under permitted development i.e. no planning needed. Garage not as long as wanted originally but have had to compromise with the missus for a bit more internal space. Its still big enough to fit a Q7 in though! Will need to get a decent shed to get the mower etc out of it.

If it were me, I'd try to do something in red cedar on the extension, even if it's just the garage door. The extension looks a bit 'non-integrated' at the moment to my eyes, and either doing something 'woody' to the garage doors, or perhaps the dormer would help join the two bits up.

Nice house though smile

Yeah I'm not entirely sure what the colour scheme will be on the dormor yet, garage door will definately be anthracite thoigh to match the entrance door.

Great thread. Although nothing like yours, I'm in the process of buying a 1970's place that will need all sorts of work. Nasty felt like tiles on much of the front will need to go!

Thanks! Once I find out if my planning is granted I'll know what direction it's going in next. My plan is to modernise each room as I go adding insulation etc.

A bit off topic, but when you bought the house what surveys did you have done? Basic valuation for mortgage, homebuyers or full structural?

No survey needed due to home report/low mortgage LTV.

Just hope it does't then start to move, like mine has. With no survey done prior. Interesting conversations to come with the insurer. How can I prove that there was no movement when I bought it?

If I knew then what I know now...

A basic survey is part of the home report and my background/job is in Structural design so I was pretty happy I'd picked up on any potential issues.

I feel for you though, not a nice situation and extremely difficult to prove who's in the wrong!

I'm qualified too. There were no signs of movement at the time, but how to prove it... I suspect contributory negligence will be a discussion. I've already got an appropriate solicitor lined up on that angle, just in case. It's going to be a hell of a telephone conversation, and then it will all hinge on the loss adjustor's attitude.

Anyway - your project looks good. Love the prospect of a garage big enough for an SUV. Are you making the door wider, too, so that people don't notice its height?

Planning permission PASSED.

Not sure when I'll get the building warrant drawings done, oil and gas work is taking a big hit just now frown

Just read the thread, great work!

Re O&G I'd say what is going on will be a 12 mth wonder and might in the longer term deter government from assuming that any tax raid on NS oil is water off a ducks back.
