I am loving this tonight:

A charming house and a lovely location.
I do like that, though I've looked at a couple of windmill conversions in the past and circular rooms are usually a nightmare for furniture and usefully shaped, usable spaces.

Is the price right for Leicestershire?
It's right for the location - Dean's Lane - which is very upmarket and has very few homes available. It's nowhere near Woodhouse Eaves (also v. "posh") as the advert implies, though. It's priced fairly, I'd say.

They're counting the reception room as a bedroom.

Bedroom 2 is tiny. Bedroom 3 has no external windows and only glass blocks to the void. It has no cross-ventilation and is under a tile roof. It will bake.

Having said that, I could see myself living there, although the interior would need bringing up to spec.
does seem obvious even just from the photos that it's really lacking in windows. Why would you renovate the place to have so few? If it was not possible for whatever reason surely it's a likely deal-breaker?

The sold price of £660k is for Little Beside House, not this place: http://www.rightmove.co.uk/property-for-sale/prope...

Is this Little Beside Cottage, sold for £222,500 in 2010?

While I like this place somewhat, it really does not fit in and lots have expressed surprise at the planners

It wouldn't surprise me if there was rock just below the surface - mind, I'd be giving it gentle prods with a length of rebar to be sure. hehe

Isn't that a violation of building regs? I thought that all "habitable rooms" had to have windows.

Thought I'd throw these two in, both in my neck of the woods, they are on the same road directly opposite each other, I cycle past these quite frequently, and the 1st one in particular I have long coveted....

That 1st one is lovely.
I'd take that, or the 1st Cornwall 1 of the 3 in the post above.

Holwood House in Keston, Kent. On the market at £12m.

A healthy Euromillions win would have that and a 250 SWB in the garage, before I considered my next move.
