small thing but i thought offers over was a norm rather part of a system as such. I thought the major difference in system compared to England was the point in the proceedings whereupon you exchange.

You're right - acceptance of the offer forms the contract, but I was implying was that, depending on market, the "over" bit of "offers over" will be c. 20%! So £375k becomes £450k!

I have noticed quite a few people asking for offers over down here, too, recently. Does this imply sealed tenders, or is an offers over process developing (which seems pointless without contract formation at the start of the process)?

A healthy Euromillions win would have that and a 250 SWB in the garage, before I considered my next move.
My old Boss - Mark Goldberg - bought that for around 21m back in 97/98 with a view to turn it into a leasure/country/spa type affair but all the local Keston Park Residents basically said bks so it never happened. I think he sold it a massive loss to the people that then built the crescent and made good money and are now selling off the old house.

It's clearly several plots that have been combined over the years. Not just the annex buildings, but the main house looks to have been three separate dwellings at one time (centre large and two smaller either side).

The net result is an absence of flow in the layout, as evidenced by the abundance of staircases. That, plus the busy road right next to it means I'll pass on this one. I'll keep my pennies for later...

I wouldn't necessarily agree, there are some very large houses in that road and the stairs may simply have been for staff. The annex is new so not relevant to the original house. Not that I would live there but I doubt it was ever a row of terraces biggrin

There's also the wall thicknesses in the floor plans suggesting three separate plots, but I could be mistaken.
