Looks like it's got a good plot there; some are very poorly sized for the sqft of house.

if you're paying for the tarn plus a thin strip of land around the edge, i'd presume it's something to do with what the water can be used for e.g. water supply for local factory as it says, or maybe water boards... or fishing...

Completely agree. My house is only 4000sqft. Sadly, over the years it has had its plot chopped so it only has just over half an acre left. Even that feels a bit too small. You see new builds of 6000sqft plus (I think someone on here made one 15,000sqft) on similar sized plots and it is just silly.
Dear lord, how does one cope on such a confined plot? One must be suffering from claustrophobia? Still, I suppose one could look on the bright side, one doesn't require the services of a gardener. Not prawn but check out the greatest bit of photoshopping you will ever see..

It's amazing how many agents still do their photos using untrained staff and an iPhone. As a vendor, I would not instruct an agent that couldn't produce good photos.The house we bought last year had terrible photos on rightmove, so bad we almost didn't view it. That probably helped us secure a really good deal as I imagine it dented the interest in the house significantly.
The agents that sold our old house were great, sent a lady round with all the gear and did proper professional photos. Almost too good actually, made our pokey garden look like Richmond Park!
