Following English Heretic grade 1 standards of restoration, to include roof, fixing damp and probably dry rot, rewiring, plumbing, heating and the inevitable EH archaeology investigation request then to finish it off and furnish it.
Think of a number above the asking price, double it and add half again as a budget.

Topical being in Stratford. Lovely spot by the river. Next to the Golf Course. Knock a few walls down and make it one house.

Living nearby I can tell you its a very busy road, bus route and lots of people walking by, if you lived there you'd likely keep the wall, however your right it looks fugly.http://www.rightmove.co.uk/property-for-sale/prope...

Its not quiet on the riverside either, only 500 yards from the River Boats for hire, lots of motor boats and rowers up and down all day. Nice house though, I'd be willing to swap with my modest terrace, I'd like to live nearer to the town
