Following English Heretic grade 1 standards of restoration, to include roof, fixing damp and probably dry rot, rewiring, plumbing, heating and the inevitable EH archaeology investigation request then to finish it off and furnish it.

Think of a number above the asking price, double it and add half again as a budget.

The staircase in pic 12 looks a killer if you were pissed!


And the web details on that Grade 1 listed manor house are appalling,totally unreadable on my PC,yet the agents will want a good slice of the 1.3 mill price!

Topical being in Stratford. Lovely spot by the river. Next to the Golf Course. Knock a few walls down and make it one house.

Great find. Love it. As per FWD's comment, it's possible (maybe even likely) that it needs millions spending on it and years of work given the Grade 1 listing.

In the next village to us, grade 1 listed, difficult local listing officer, needs many millions spent but could be wonderful but you would never recover your costs

Living nearby I can tell you its a very busy road, bus route and lots of people walking by, if you lived there you'd likely keep the wall, however your right it looks fugly.

Its not quiet on the riverside either, only 500 yards from the River Boats for hire, lots of motor boats and rowers up and down all day. Nice house though, I'd be willing to swap with my modest terrace, I'd like to live nearer to the town smile

That house looks good on the outside but internally its a mess... 2 houses and one annex, plus it looks like they skimped on the fitments if that kitchen (2nd house) is anything to go by, that looks like something that was in my old student house.
