Not too fussed about the listing, and it is tastefully converted. However the agent could not answer a very important question so any further action will depend on any response in the next few days.

Basically I want to know what is between the annex kitchen and the garage on the ground floor. I don't want a separate annex and am thinking if I can join the two up, I can move the entrance to the ground floor into that annex kitchen, create another bedroom from the garage (it really is not suitable as a garage anyway) then convert the two rooms on the second floor into one master suite. Knock the annex bedrooms and lounge into two bedrooms with access to their balcony, and use the entrance balcony as a evening sun trap! Then maybe take out the bathroom near the kitchen and just have it as a dining area.

A lot to think about and I am assuming the grade 2 listing will allow all that. It can be done without changes to the exterior except for the new entrance but that would not be visible anyway.

I am looking forward to the report back from the agents.

The Mrs liked it.... She is petrified of heights but was just ok on the top balcony!!
I realise everyone's needs and wants are different, but I could happily live there without further tweakage.

Is is a deal breaker if you can't make the changes mentioned above? Shame if so, as it strikes me as being a lot of property for the money,

When we started looking properly, I made a point of this being the last move.... I am pushing 50 now and don't want to have the upheaval again. Thinking like that points toward a max two storey gaff! No, we looked at this and loved it!!

So as long as the unknowns work out, it is stair lifts later in life!! Unless I can get a glass lift to the outside!!

Ultimately that needs thinking about, but we have the opportunity to make it as good as possible. Kids are growing, but we are very family orientated so need to consider their families as and when they come on the scene. Like I said, I don't want to move again later in life!

Don't listen to the estate agent. Get the Listed Buildings Officer over and talk to them. Do NOT proceed unless they are fully supportive

I own a listed building. Do not assume that sensible, senstitive internal adjustments will be acceptable unless you have VERY clear guidance from the responsible listed buildings officer.

That's an engine house so presumably there is a very large hole in the ground which I'd imagine is capped very securely between the garage and little kitchen. I don't think I'd want to be digging around there too much without very specialist help and even then...

I hope you'll find the conservation team keen to help - when we bought our G2 building I aske for a visit by said team - not enough staff. I asked to pay for their time to come and visit, not enough staff......

We woke this morning in a bit more sensible mind set. The place was initially converted back in 1989, so there must be a massive reason why it is like it is - maybe a hoofing big hole.

We both said this morning that it is not suitable for us as it is. However, if we can alter it is worth investigating. The place was on the market last year too, for the same money, so will see what I can uncover.

Interesting bit is that the Chimney stack is not part of the property, so whose issue is it if it were to fall down?!

not to mention just buying for the address.
Don't get me wrong, I'd love a south coast house. but its not exactly large, and you can't swim in that water.....
it's a big no from me. Also not even really very attractive view. Why can't you swim in the water?!

How about some Sydney real estate?

Carrara is a modernist mansion that was designed by Peter Stutchbury, who is one of Australia's top architects. It's in Vaucluse, which is an upmarket harbourside suburb.



It's never been lived in, and has been up for sale for a while. No idea how much it is, but probably in the tens of million dollars range.
