we've been looking for a small place for our junior school near London for some time but most stuff round here gets dealt with off the books then pops up as "exclusive" apartment complexes before you know it.

Running costs... 14,000+ square feet, Grade II* listed, minimal land included in the price (so no income from that source). Also not much in the way of high paying jobs in the area - keeps house prices relatively low.
The 60 acres of parkland will probably add another quarter to half a million to the price (depending on the terms of the agricultural tenancy it is currently let under) and if you buy the house you probably do want the parkland.
