It was a 3 bed semi in need of refurbishment on New North Road (on the good side with the cricket pitch at the end of the garden). One has just come on for £430k and a similar finish could have been achived for around £30k on 'mine' so for arguments sake, a £140k over what I would have been in at with the way the market has gone.
Yes I bought elsewhere only round the corner, which ended up being a cracking deal just before things went mental, but not as good! Things have gone positively stupid though in the last 3-4 months. Me and the missus absolutely LOVE Reigate though so will have to spend a lot more when we come to move of ps off out of here
Incidentally who do you work for? I will probably be selling in about 12 months and it may be handy to have a contact If you dont want to spread it about and dont mind saying then perhaps PM me?

What you don't know is how these are being funded. A lot of people made a lot of money not so far back, some property doubled in value in the early 00's. If you purchased at the right time & sold up at the right time it's quite easy to get to the figures you quote on not too fantastic wages.
Now if these houses are being purchased with small deposits it can only really end in tears.......
(+ mortgage lending has supposedly been tightened up??)
I guess you are right Dave. I'm 32, bought my previous house in 2007 and made the square root of fook all on it. I guess some people did accumulate big equity over that period and they can do better than me. Now if these houses are being purchased with small deposits it can only really end in tears.......

It's luck of the draw. I'm currently living in a house I could have easily purchased when the previous owners did in 2000 (& wish I bloody had done!!).
I paid three times what they did.
So theoretically exchanging tomorrow Though somewhat depends on money transfers. Friday seems a bad day to do this!
Potential completion within the next few weeks it seems.
Is there anything i need to ensure i do now? What should i check when i get keys? (i will be changing all the locks as soon as possible).

To have bought your previous (first?) house at 25 and to be in a position to buy a circa £350k home at 32 would indicate you're doing "ok" - perhaps especially when I see what your £350k buys you in "North Leeds" compared to the lifestyle you would be affored in, say, the Reigate area mentined just a couple of posts before. Look on the positives!

You were right, there are slightly nicer houses available up here at that price point, but those you've picked are generally in fairly desirable areas.
So i'm back to not really knowing what's happening. It's a long chain, and the people at the other end of the chain had different dates for exchange/completion than what everyone else agreed too... I've started to be a little harder with this now, and if people can't make certain dates i want to know why, as it's gone on for quite a long time now, and comms between everyone seems so very bad
I still don't really understand why all this is so complicated to sort out! Buying a house shouldn't be a difficult process!

We have just sold a fairly modest four bedroom detached in South Gloucestershire with only one other purchase by a first time buyer in the chain. No pressure from our point of view as we will move into rented whilst we search for somewhere that ticks enough boxes on the wish list.
What seems to be clear in this part of the world is that anything up to £250K (1% stamp duty) sells within a few days of going on the market. Anything between £250K and £500K (3% stamp duty) doesn't sell unless the price is very right; this sector seems to be a buyers market around here. We had twenty four viewings in six weeks and one very silly offer against the EA's suggested asking price. The EA's recommendation was £20K above what we thought was right for the area.
Once we dropped the £20K, the house sold within a week. Hopefully moving towards exchange in the next two or three weeks.
The puzzling sector of the market is £500k up to around £850K. There seems to be a lot of dreamers amongst the sellers with very inflated ideas of the worth of their property. Very little seems to be selling and many have been on the market for over a year on and off, often having dropped by £100K in that time. One farmhouse went on the market at £795K six weeks ago and was dropped by £50K on Saturday. Having said that, one came on the market on Tuesday afternoon last week and was sold for the full asking price by 12:00 on Wednesday; it seemed overpriced but, as always, it's worth what someone will pay.
Lots of lovely houses in poor locations by railway lines, motorways, main roads etc. and some really dreadful overpriced places in wonderful locations.

After having several exchange/completion dates that have been moved (i think 5 times now?) we are now stepping back a little. We have one person in the chain who seems to have issues getting finances in place, and are basically confirming they're ok with dates, then at the very last moment (eg. half way through exchange day), saying they can't make it. So i'm taking back my money from the solicitor, and we're going to wait for confirmation from everyone they're ready, then talk about dates. This has happened a few times already, and people haven't really been very honest.
I don't understand it all really. Everyone in the chain is just buying normal houses, so from my position it doesn't seem like it should be taking months and months to sort out.
The entire situation is incredibly frustrating now. The longer it goes on the greater chance of collapse of the chain. If it goes on much longer then my mortgage offer will expire!
I take it it's not usually this difficult?!

So, to summarise, events are taking much longer than hoped and people are beginning to lose faith in each other, are becoming unnecessarily obstructive and feel other parties are lying/misleading.
Sounds fairly normal to me.
As Tony Blair once didn;t say; Communication, communication, communication. I should probably throw an education into that mantra as well as it would certainly help.
