The EA contacted me for months afterwards but the damage was done. I don't dislike him (business is business) but I would never buy through them again (or recommend to a friend) because that trust has been undone.

& all that will happen is you won't get the house so why bother?! If the bids go above what you can afford they will drop you pretty soon anyway when you can't provide proof of funding (sorry but any half decent agent won't wait until exchange day). Agents will the see you as a time waster & you're unlikely to get any info from them again.

Seriously, move on.

I feel for you buddy I really do.

My wife and I bought our first house last February, we looked at over 30 houses and offered on about 5 and lost out for various reasons.

At the time on each we were mightily pissed off and almost gave up looking in frustration.

We ended up in the biggest best house for the lowest price in the nicest area :-) I negotiated £25k off the £245 asking price (it was empty) and they even turned down a higher offer as we were mortgage approved and ready to go immediately.

I drive past one of the houses we missed out on everyday and thank my lucky stars we didn't end up in it.

We're fine about it now, bit put out of joint - but that's life. However its funny how you turn things round in your mind and start picking holes in the original plan to make yourselves feel better! Whether its correct or not I am not sure, but we're now unsure on whether it was the right house or not??

Anyway our luck might be about to take a turn. As I have said previously not many suitable houses come up for sale in my area, however yesterday two good looking candidates which fit the bill were put on the market yesterday! I made contact yesterday and plan to view the houses today/tomorrow.

As S8 pointed out there are some big holes in your story. When buying in the circumstances that you suggest you need to be ready to move quickly. I moved two years ago and first viewing to moving in was six weeks.

I feel for you OP...I live in Wells and it's been really hard (and often depressing) finding the right house. It took us 18 months with plenty of disappointments and dead ends but finally moved in last month. It was worth the wait - and as others have said, these setbacks seem to happen for the best.
If you can, I'd definitely recommend getting the deal done on yours and moving into rental (though the rental market is competitive enough in itself) - it'll give you some breathing space and will put you in a much stronger position when you come to buy. Vendors look for the most proceed-able offer on the table and agents like an easy win so you may well move up their priority order. You'll still have to push them almost daily through - they're all pretty ste in the area IMO

There are big holes in the story because I have not told you the whole story, so don't make your own assumptions and continue to patronise me when you have no idea.
There are many reasons it took a long time to get the deal to a workable point and these were out of my control - infact I applied great pressure to hasten the whole process as we only really wanted the property if we could complete before our wedding in the summer!!

As for acting quickly now. Of course I will, whilst I have lost the initial property it has at least put me in a good position for another as I am sold, mortgage approved and literally waiting to go.

Just a thought. You made it obvious to the vendor you really like his place, want to move quickly etc etc. How do we know the other offer is real at all? Could be a friend of the vendor has phoned up offering £10k more trying it on?? Risky in some cases but if property really is so hard to come by there they have nothing to lose? Maybe total bks but you never know.

Understood, but I'm not going to chase it any longer. I have put my cards on the table with the vendor and told them how much I'm willing to pay. If they want to play silly fkers then its up to them, but I'm not being dragged into some bidding war.

We have drawn a line on how much the house is worth to us and that's it. If they come crawling back in a months time as its fallen on its face then I will look at it again and see how I feel then.

But for now I will continue to search for another house. It might take a week it might take another 12months.

OK. BTW next time don't let anything on! If a vendor knows you love something you are more likely to get st like this. Good luck.

Yea I understand that all that, but it would have made little difference. The vendor taking us around the house twice and afterwards spending time trying to get the numbers right is proof enough that we want the house!
It would have all been OK if this other guy hadn't of come along with more cash - but I suppose its only fair. If he has more cash to splash or he wants the house more and is willing to make sacrifices to get the house then I suppose he deserves it.

Its just bloody annoying as I would have liked the house at the deal we arranged! Oh well....

I wasn't pointing out holes in peoples' stories. I was only trying to explain how I'd been confused. Inevitably these threads don't tell the whole picture so it's easy to become muddled.

Still, with luck things are loking up for the OP.
