Update

Managed to negotiate it all down to £500. Which they have now accepted, in the long run this is the cheapest option for me and we are aiming to exchange tomorrow!

They're still tts. Take EVERYthing not mentioned in the agreement with you. Light bulbs, fittings, wallpaper...

biglaugh THis buyer has actually annoyed me in real life today, as though it is ME in the predicament.
Ive never experienced this anger-empathy before. Perhaps I am mellowing.

OP, if you really must accept this then we should at least think of a suitable moving-in present to leave behind.

At the end of the day I have to pay an extra £500 to move in a property I am getting £10k below market price for the area, I was pissed off, but now I just think its all really pathetic and I cant wait to move on and get on with my life. He will always be sad and pathetic.

Trouble is, the buyer is buying to let it, so it won't be him that has to deal the with long-term consequences of any sabotage.

Wasn't ever going to cut my nose of to spite my face. As I said above £500 for a property £10k under value was still a very good deal.
