I've accepted a job in London and need to get somewhere to live sorted out in August.

I'll be working in Angel.

Want:
modern or traditional building (not ex-LA tower blocks)
walk to work or short commute (will trade off against other wants)
must be a "nice" area, we're late 20 early 30 something's
bars, restaurants need to be walkable
two bedroom strong preference
some outdoor space/terrace preferred
£1750 pcm absolute max

Is it worth taking zone 2 and staying Clapham / Camden? I like Clapham fwiw. Along the northern line seems like an obvious choice.

The thing is I'm in Glasgow, so I'm not going to get a lot of time to look. Is the stuff on rightmove generally out of date?

Angel/Islington?

Plenty of nice places to live within a few minutes walk of upper street and plenty of bars, eateries etc. Best of all no tube.

That's the one. What's the best way to find property to rent? Do they move too fast to check a particular website?

1750 should get you a nice one bed in angel, but you will struggle for a nice two bed I would think.

Look at Angel, Barnsbury, Essex Road, some of the bits just south of Angel along the canal are nice, De Beauvoir and Haggerston will be a bit cheaper and still walking distance to work for you.

You don't want to be in Clapham. It's lovely, but it's the opposite side of town to Angel. Come and do the trip at rush-hour and you'll soon see why.

I know you said no tower blocks but my friends live in one on Goswell Rd, so 10 min walk to Angel Station. A bit rough looking from the outside I admit but a large two bedroom flat that is really, really nice. Plus amazing views looking west over central London.

They pay around 1500GBP PCM but it does include heating/concierge etc

Might be worth a look anyway smile

Forget it, the northern line is horrendous.

Look for flats around upper street and Essex rd as already mentioned.

Liverpool road is worth a shout so is Highbury Fields and Highbury Village

Manage your expectations though, £1,750pcm will get you a shoe box around there

I would tend to agree with this. I work in Kings Cross. It's six miles from Clapham (would be 6.5 to Angel) and, by public transport, it's a bind. I cycle, drive or use a motorbike which are fine but I would hate to have to do it on the Northern Line each day.

excellent - thanks, this is the kind of info i'm looking for.

So, where would be a better option if i opted for a commute to Angel? Either for better value or just to widen the search.

Am i likely to be getting up to date information on property websites, or is stuff moving much much faster? What websites should i use? I know i'll have to come down, but i'd like to be able to browse, set appointments, and come down for viewings and get it knocked out in a week.

I've managed to find a few 2 beds in my budget within 1/4 mile of Angel. The second room will be a spare room for storage and/or guests.

Street view the angel end of upper street, there's about a dozen estate agents there and phone them.

Property is moving very quickly ATM.

I'd go for something like this if I was in your situation, though it is stretching the budget a bit, but for a two bed you will have to.

Canonbury, Highbury & Islington. Both 20-25 minutes walk from Angel.

Haringey/Manor House Isn't too bad and the 341 bus is approx 20-30 min journey to Angel.

Hehe smile

They're not too bad nowadays admittedly. Lived in Haringey all my life so I've seen the ups & downs but the Haringey Ladder is nice.

Worth having a look here: http://findproperly.com/

It's a London property search that works based on travel times as well as other factors and is awesome for narrowing down potential areas.

Prices for the houses on the ladder are mental.

Just thought, Stoke Newington, Newington Green and Clissold Park are worth a look if you fancy a bike/bus ride in the morning.

Yes, those too. You're right about the ladder, the prices are too steep.
