completely agree which is why my place is only worth what it is. It took me 4 years to build the place and we did it with the aim of living there not a investment (its a VERY bad investment) however after living here for the last few months I just hate being outside of a proper city.

I have lived in big cities all my life and just could not get accustomed to living in the country.

Thanks, the property is only unusual because of the size and spec for the location. Its 6400 sq ft (600m2) has 5.5m high ceiling in most rooms, 100k worth of bathrooms, 70k kitchen and everything is connected to a smart home system. I have jammed packed it with gadgets and toys.

Thanks, I am a plasma fan boy so had to get one before they stopped making the 65".

This is very true, but we are young and have no kids so I would really like to try out some of the more central areas of london.

Sold recently in St. Albans, 0.8% + vat. Thought about selling privately but honestly it would have cost us more as they achieved a higher asking price. The skill of a good agent comes later down the line by keeping the chain in tact.

I've only sold one house through an agent but they were utterly hopeless in this regard.

If you don't mind me asking, was that single or multi-agency and were they all around that rate or was it just one you could beat down to that price? I'm looking to sell in St Albans for similar price as OP very soon so very interested in this thread.

That's the skill of a good agent, equally, a poor agent can lose you a sale, or more accurately, can miss the chance(s) to save a sale.

Arguably the best Agent in the area has just left - £585k asking price, £4k flat fee.

Approx 0.7% - they all quote a minimum of 1% on the phone

Everything is negotiable, if they don't want to 'play the game' they are not the only upper end agent in town.

I was under the impression that historically it's always up to London, down to anywhere else. Doesn't matter which direction you are coming from. Something to do with trains. I could be talking utter rubbish though

Won't help the OP but just wanted to share.
We're thinking of putting our flat on the market.
(It's in Islington, London)
We've had three agents round and they all value it roughly around 500k.
None of them will move on their selling fee. Not a smidgen.
Two are asking 1.5% and the people in the green Mini's want 2.5%.
It seems like a heck of a lot of money they're asking!

I appreciate this ship has probably sailed by now but if the seven figure property in question is the one seen photographed in the links provided and if it's in the Midlands then (accepting I have no local knowledge to draw on whatsoever) it doesn't immediately appear to be an "easy" sale.

Best of luck to the OP (and to the appointed agency/ies). If he doesn't mind I'd have some professional curiosity sated if he didn't mind keeping us updated.
