Ok thanks, Would it make a difference if the reason for me wanting to leave is that the Landlord has failed to repair a leak in the bathroom, which has now cause a lot a water damage? The room looks pretty unsafe to even enter, and the lights have now stopped working. Obviously we havent been using it since the leak was first noticed over a month ago.

What did the landlord say when you noticed the leak? Has the source of the leak been isolated?

A guy came round and looked at it, then went to the flat upstairs, but we havent heard from him since, this was 2 weeks ago.

So in the interim period the water has still been leaking and you haven't chased the landlord up about it?

Withhold your rent and you will find LL very quick to get on the blower to you.

Contact environmental health, they will establish if the leak and subsequent damage is dangerous and if so then they will contact the landlord to force a repair.

I take it you want to stay in the flat if the repair is sorted? Or are you after a get out clause?

The dates in that picture are wrong. You started the tenancy on 17.2.14. Six months on is 16.8.14

I've never heard of a tenancy that then continues on a quarterly basis.

After the initial term it turns into a periodic tenancy. LL gives you 2 months notice, you can give 1 month.

Don't withhold your rent.

Do write to the landlord asking him when the leak will be repaired.

Only if they went 2 months in arrears, i only suggested withholding rent so the landlord would get in touch, not to actually stop paying all together. Some landlords really do not give a shiz when it comes to repairs and OP's sounds like a pretty urgent one.
