Sounds pretty familiar. We had 'cash' buyers on the house we sold earlier this year.

What the estate agent failed to establish was that to be cash buyers, they had to sell and complete on two other houses first, then clear debts with their respective ex's before being able to confirm funds were in place and they didn't actually require a mortgage after all.

Fortunately, when we found this out, the people we were buying from decided they'd stick with us, as we were theoretically close to completion, whereas they'd already had one agreed purchase fall through.

Of course, it's only now we're in the house that we've discovered the hidden leaking pipes, rotten floorboards, knackered boiler, rotten kitchen units, broken garage door, broken window frame, leaking guttering etc....

Buying/selling houses. You've got to love it.. ahem!

Just downsizing a bit, Mark. A few miles away in Stotfold. Prices are a lot cheaper there!

I don't know how they would have done that, unless they asked for a bank reference or something.

Yes, thought of that. Don't need to ring the time wasters, though. As it turned out, I was at school with the surveyor! It's a small world!

Check mortgage agreement in principle or get her to provide evidence of her financial position possibly via her solicitor.

When I bought mine the first viewing I had the 10% deposit but hadn't done anything to do with the mortgage, 5 weeks later it was all sorted and I was moving in so don't be put off if they dont have a mortgage in place. I also never meet the seller as she had already moved out.

Just a quick update to this.

Original buyer tried to delay the sale, because she was still waiting for her divorce settlement to come through. We asked for confirmation from her solicitor as to when the funds would be available but had no response.

In the end we put it back on the market and it sold within a week (again) for the asking price. The couple that bought it live and work in Istanbul and flew over just to look at the house! They had just been let down on another property they wanted, so were very keen to move quickly.

We exchanged contracts before Christmas and are moving next Wednesday.

Sounds a bit selfish - not letting anyone know all of the details.
Hope it all goes well with the move.
