Had a full asking price offer made on our house end of July. it was on the market for less than a week.

All going well so far. We are ready to exchange contracts on the one we are buying. Our buyers had a full survey which came back with no issues at all. Contracts are all ready for them to sign.

Here's the worry though. We have not met them, the estate agent showed them around initially and they have not been back for a second viewing. All we have is their name and address which appeared on the stuff from the solicitor.

Starting to get a bit nervous and am wondering if they might pull out or try and gazunder us any day now! We really do want the property we are buying, as it will be perfect for us.

Do I need to worry?

Wouldn't worry me, they've seen the house, liked what they saw and are buying it.

Until all contracts are signed it can always go wrong, but the circumstances you describe don't make it more likely.

IMO be more worried when they come back and notice different things etc...

What time period is there between exchange and completion?

Not decided yet, but probably a week to ten days.

You've appointed an estate agent to sell it on your behalf, why should you have met them?!

I'm in the middle of purchasing a property, all correspondence goes through the estate agents and solicitors, that's what they're being paid for. I haven't met my sellers and see no reason to.

It's perfectly normal to get nervous at this stage. The only think that's odd with what you describe, is that they haven't been back for a second viewing.

I can't imagine buying a place without seeing it at least twice, we viewed our current house 3 times.

Exactly, I can't imagine buying a house having only seen it once either! That's the only worry I have.

When I was an EA many moons ago I had a single lady from London come up one day, viewed a few and agreed to buy one. All went well and she collected the keys on completion. Half an hour later she's back, can't find the house, could I give her directions?

This was pre-sat navs, come to think of it pre mobile phones.

So worry not.

I've just realised that out of the last eight houses I have owned I only viewed one of them twice. I went back nearly a year later for the second viewing, as it was still on the market, and that time they accepted my offer.

(Most of the houses have been so bad they didn't need a second look)

Yes , right up until you have a signed contract.

Don't trust any bugger nowadays , morals have disappeared , trust nobody's word .

We were selling to a solicitor , and all was well , up to the day of exchange where she demanded £10 k reduction or she was out.

Luckily , she has had nothing but problems with the old neighbours , which is why we wanted out , so I am now quietly pleased I sucked it up .

The house that I am in now, I offered asking price and only viewed it once. In fact all houses I have bought I have only viewed once.
If your asking price was fair, then there should be no reason for them to gazunder you, especially if there is no equivalent cheaper. Does not mean it will not happen though. There are a lot of people about with no morals whatsoever.

So what would have happened if you had called her bluff and not dropped £10000. Surely it would have Been difficult as she would have paid all of her fees etc. did you leave little surprises for her here and there.

Well, a bit pissed off at the moment.

Our buyer did eventually come for a second viewing about 2 weeks ago, with both my wife and I being present to show her around.

It was a woman who wants to buy having seperated from her husband. What she failed to tell the estate agent when she made the offer was she is still unable to get the money required, so after several weeks of her delaying tactics, we have just put it back on the market.

Three months this has been going on for! It's not as if she is skint. Her husband (soon to be ex) is a millionaire and I'm sure her family are pretty well off to.
When she was looking around, her main concern was where to put her wine cooler!

Jeez, some people are so frustrating.

On the plus side .. 'Our buyers had a full survey which came back with no issues at all' .. you could ask the time-waster to provide a copy perhaps? I did similar for someone when I did the pulling out!

^^This. You should be giving your Estate Agent a kicking for not vetting her sufficiently.....
