Ok so base aside rough dimensions 10M wide 6.5M deep I've got about 15K to spend on getting the structure up. My house is block and render finished in cream. What do I go for? Web searches don't seem to turn up much. Local builder seems prohibitively expensive so thinking about concrete sectional in the same finish as the house. Wife will not entertain timber. Any advice/ experiences appreciated. I am thinking 1 bay garden stuff 1 bay toy storage 1 bay workshop. Daily runners will live outside.

Block with wood cladding or render. DIY go on a bricky course and do it yourself?.

Block and render is the obvious match although I'd be inclined to ignore the wife and use timber cladding (amazing that I've been married for so long!).

Either way, get brickies in by the day and it will be up in no time, big question is how you do the roof………………….

What about a steel framed building? Very doable for your budget and it could be clad or not.

Well, if we ignore doors etc there is 33m of wall to build, a block is 440mmx215mm, lets say wall plate at 2.5m.

I make that 75 blocks per course and 12 courses = 900 blocks, add a few for pillars if it's single skin or double it for cavity. A team of three should do 1000 bricks a day but I can't remember how many blocks is typical, maybe about 3-400??

Before that you'd need to dig/pour the foundations, build up with engineering bricks and dig/pour the slab.

I reckon you could get from bare site to wall plate in well under a fortnight.

I had the same decision to make earlier in the year, for my large single garage. Although my fiance had vetoed concrete rather than wood.

I wasn't convinced by the weatherproofing/damp proofing of the wooden/concrete/metal garages and in the end upped the budget a bit to get a brick built one. Block and render would have worked out about the same price, but we preferred the look of brick.

Has anyone built a block and render of that size? My budget is 25K. £5K base, £15K garage, £5K tarmac drive

Roof would be tiled the same as the house.

I'd guess you'll be tight by the time you've done trusses and tiles etc but may be doable.

Sorry for the hijack but can I couple of questions here?

I'm a but scared off hearing stories of double garages costing way over what I'm budgeting so I'm considering alternatives. Pre-fab concrete doesn't appeal due to appearance and the lack of insulation (concerns about condensation) so I was looking at timber frame.
What alternatives do I have to timber cladding? Is there some sort of brick cladding that I could specify instead? Also, they seem to only gave twin doors rather than having a single double-width door. Is it possible to get a full width door?

Single large doors aren't a problem and would generally work out cheaper but they aren't so common as they are not considered to be as attractive to look at.

Anything prefabbed will probably be more predictable on pricing but not necessarily cheaper. Brick is probably going to be almost as cheap as anything (block is always cheaper but needs cladding or coating of some kind) and is pretty straightforward, you could get a builder to quote for a finished price if you need a fixed budget.

I had a double garage (6.5 x 6.5 external dimensions) build last year for 16k. This was from digging and laying the reinforced strip foundation to the pitched and tiled roof and was double skinned block. Finish was render and also included a upvc door and window. I then had to pay extra for the two roller shutter doors but this was around 1.2k for the pair. So with that in mind I reckon you could get it done for 25k.

See, it's costs like £25k that scare me, I don't really want to spend that much.
I want:
  • 5-6m wide
  • 7m long
  • Brick outer skin
  • Breezeblock inner skin
  • Concrete floor
  • Shallow pitch roof
  • Tiles to match the red 'clay' tiles on the house roof
  • Pedestrian door (white PVC will do)
  • Hormann sectional door (£1500 fitted)
I don't need to worry about the electrics as my Dad is a Spark and we can do it together in a weekend. Is that remotely possible for ~£15-17k?

Its very possible.

I'm having a 7x6m oak framed one built once planning is though, 4.9m tall, 2 9f securoglide doors. That should come in at 15-16k done.

I am currently pricing up a 6m wide X 12m deep garage with pitched roof to replace our current 6x6 brick with flat tin roof garage.
Prices are surprisingly similar for timber or brick build at around £25k (including electrics).
