Folks,

Are there any construction engineers or buildings regs inspectors / experts who might be able to take a look at some measurements we have had made of deflection of clinging beams to be used as floor joists in a 3rd story extension? I'm happy to pay by either Internet pints or cold, hard bank transfer.

The long and short of it is our house had its attic boarded and walls / ceilings plaster boarded about 25 years or so ago. We've decided to turn the space into proper rooms. Our surveyor has taken the measurements and has said that we don't need to beef up the floor board, as settlement has taken place so all is OK. The local buildings regs inspector says different and we need to double up the joists.

I'd like a 2nd opinion, as I'd rather not spend the money and hassle to replace / double up joists if I don't absolutely have to if the Buildings Inspector is just being a jobs worth.

The 1992 Approved Document is freely available on the Planning Portal and has span tables. See page 44 for floor joists. http://www.planningportal.gov.uk/uploads/br/BR_PDF...
This will give you an idea of how far overspanned the current floor joists are.

If you are looking to regularise the conversion or bring it up to a reasonable standard then you just have to prove the adequacy by calculation for the inspector to be able to sign it off when the works are completed. I'm guessing it can't be that bad having lasted 25 yrs with no major problems?

That's what our construction engineer has argued. However, the buildings inspector is treating it as a new installation, rather than regularisation so is claiming that we need to strengthen the whole lot. I know nothing about this area at all, so can't argue the toss with him that it has been like this for years and hasn't collapsed, so isn't going to now.

It's really frustrating, as we don't know which way to turn to achieve a sensible outcome without massive over-spend
