What cost to build 3 bed detached in North england?

Flat plot of land, old garden with easy access.

'Standard size' plot eg typical new build Barrett detached sized plot and 3 bed home needs to be built.

Standard stone construction and blue slate roof.

I'm thinking £45k for builder to build shell, £3k windows and door so £48k to make watertight. Inside to plaster, decorate, fit kitchen and 2 bathrooms and do wiring and so on then £12k so £60k.

Then to do garden and tarmac a small drive etc say £4k.

So I'm working on about £70k complete cost inc supplying utilities.

It's in an area of semi detached homes so utilities no problem.

I know it's a how longs a piece of string question but am I out at all?

I know the window guy and think it could be cheaper than £3k plus insides for £12k im fairly confident on.

I suppose the main thing is cost of building actual shell.

Plus, when a builder quotes for a shell does he usually mean with utilities connected and plaster boarded walls and chipboard floors or do they normally just mean the external walls and roof?
