Idly browsing Rightmove, as you do, and I stumbled across this ad.

Now it's a significant chunk of land, but with a public footpath running through it seemingly it is of little use to anyone.

However, the fact it's being auctioned suggests it must be of some interest to someone.

Would some sharp developer grease the necessary palms to have the public right of way removed and net a small fortune?

Would one of the neighbouring houses buy it to extend their garden or the property and just forget the rest (seems viable for £1500).

Or will it simply not sell?

Just curious.

Has to be worth looking at the legal pack, possibly have a small diversion of the public path to one side of the land freeing up a building plot. Worth further investigation but I cannot imagine the current owners know something that I don't at this point. smile

That will be open plan amenity space in the planners eyes, never to even be fenced in, let alone built on.

Its just not even worth £ 1500.

I know a guy who picked up a few plots like that in Twyford , then asked me to go look at them ,all in the middle of a housing estate just like that plot.

Is it regularly used? if you can demonstrate it hasn't been used in a certain period of time you can get a public right of way extinguished.

Good luck with that, have you looked at the satellite view. It's a footpath across a modernish housing estate with a bit of grass either side. I suspect it'll cost you more per year to maintain it, which is probably why it's being sold?

As others have said, that looks like a no hoper. I wonder why its even being sold.

Logic would dictate that if there was a hope in hells chance of getting planning, it would be up for more than £1500.

A best the houses ajoining it could club together and extend their gardens up to the path.

Why not knock on the neighbouring houses doors and pretend to them that you own the land and would they be interested in purchasing from you to see what interest you get. If worthwhile purchase it yourself and sell it to them.

I suspect that would require planning consent for a change of use. If the developers could have got away with using the land for garden space they would have, as it would have added value.

Pretty much as I concluded then.

For the record not a purchase I was considering, though I might if I lived in a neighbouring house (potentially to extend the garden).

Just seemed odd it was up for sale and not adopted by LCC.

I thought perhaps it was something which some property tycoon might see from a different perspective.
