Hi - can anyone tell me how much it should be costing me for an electrical condition report for one room (12 lights, 4 powerpoints extended from existing circuit)

£50 is going to be the minimum charge to get someone to even come out. Probably looking closer to £100.

Rubbish - £70 quid seems to be the going rate for a whole flat........

I would probably charge £80+vat for a small flat.

Not worth turning up for any less than that.


I can't see a decent qualified spark coming out for £50!!

Is this a condition report for insurance or something? Or is this for building control, part p?

It's for building control. They have said that all they need is an electrical condition report for that room only

You could put your foot down and tell them to sort it themselves, as you have already paid the fee, included in your initial application fee.

It will be a battle though.

Failing that, try calling a few local registered electricians.

It's a single room, 12 light fittings, 4 power sockets and a fuse board. Here is a quick Google showing varying prices obviously dependant on size and complexity of installation...............

Now, what the OP is after falls well below a "full residential test" (not even a one bedroom flat)! No matter how it's spun, it's a simple quick job for the OP's requirement. Most electricians I know would be only to happy to slip in a job like that for a "drink".
