No, he means sell you an easement so that you are able to sell the house when you move.
No, he means "new owner insists you pay whopping sum for easement or remove your pipe".
Could happen before any intention to move out.

ETA: I wouldn't take a punt on it either!

We paid a few k for the easement of a pipe and reclaimed it plus compensation from our solicitor (who missed easement was lacking). Long, epic story that didn't end there.

My point though - yes they can switch the water off. It never came to that for us, but was a constant threat for years - if they had, we would have involved the police (we were advised by solicitors to do this) but nothing could be done until they actually did switch it off, noone seemed to know what would then happen.

It's good you have an alternative potential source though - I'd look at that.

Regarding the lane access - we had a very clear easement for full vehicular/animals/walking across the lane. If you don't have this then I would very much clarify why your solicitor thinks you can use the lane. Having this easement didn't help the water issue.

Is landowner just haggling for an Offer from you ?
I had similar, went on for 4-5 years, then one day I said "How much ?" for you to be happy.
Ended up, buying a 1/5th acre strip of land, clear access and gateway, no extra hassle....for £12k cash.
They were happy, my house value jumped up accordingly, and upon sale, issue was never raised.

Maybe the guy just wanst £10k cash for easement ? You, just dump the purchase price accordingly, and all sync'd at the solicitors, so no timing risk.

To be honest no one has mentioned money, but its coming to that point very soon where the subject will have be brought up or we walk. Either the vendor brings it up or the house goes back on the market and they are back at square one. I have instructed the solicitor to get an answer before within 2 weeks or we are pulling out.
If they don't talk money with the landowner, I will, and if he is willing to play ball, then I will possibly go back with a reduced offer to the amount agreed with him.
Should really have news within 10 days.

Seriously mate, do it yourself. If you rely on anyone else to get this house over the line for you the deal will fall through.
