This thread sums up beautifully what is wrong with the housing market in certain areas.

£375k for that is ludicrous !

That aside, the presentation is awful and whoever took those photos should be sacked.

You could counter that argument and say it actually highlights what's wrong with the jobs market but that just follows the business landscape. You could argue that there are more job opportunities in the SE because that's where London is and that, my friend, is down to the Romans. So that's one more thing the Romans have done for us.

It doesn't look like rocket science to me - and I have little to add that hasn't already been mentioned.

Step 1 on the path to your friend selling her property is her realising that house is not worth the valuation she has in her head and for one reason or another received from those agents six months ago.

Later steps involve a different agent and marketing strategy. The more efforts she puts into these steps the better.

As someone involved in the trade (shoot me) I''d be mildly interested in hearing updates.

Perhaps all it needs is a large car port at the front - that would definitely add value.

I've never seen such huge televisions. Both houses linked in the OP have these. Are vast TVs de rigueur on council estates now? In one house there's one on the wall in the bedroom, how much TV can one person watch?

The bungalow in N Yorks is terribly presented - looks like it hasn't been touched in many years. There's even peeling wallpaper in one of the bedrooms.
Quite right. The owner was an elderly lady living alone for a good few years. There would be quite a bit to do, but I think it could be really nice when somebody catches up with the work that needs doing.

Because it's now old news, anyone who has been looking on rightmove for a while wont give it a second look. If it disappears for a few weeks and reappears with fresh photos of a revamped interior, possibly with a new agent, it will create interest again. Ideally it should have been taken down during the Christams period which is usually pretty quiet for house sales, if it had reappeared in January with fresh photos and a slightly lower price then it could look like a new listing, buyers would click on it and see the new photos.

I agree the above will be a good strategy.

Slightly off topic but is this how much houses are going for in Maidenhead for a 3 bed semi? 370 freaking k!!!!!

I am so glad I am not in such a postion that I have to live in a place where you get so little for so much bloody money.

I feel very fortunate.

Firmly of the view that after 3 months with an agent a house becomes stale and will take forever to sell at a discount.

Change agents.
