Can't really offer much advice, but if you're in a position financially to do a reasonable size extension, and were looking to upsize anyway, is it completely inconceivable that you could make a cheeky offer for next door and just knock through? Is remortgaging an option? They might be looking to exit anyway?

Anyway OP - I don't like your property! It's overly fussy and if I was them I'd hate looking at that massive house garage you've built. So you're just as bad as them in a different way - takes all sorts! wink

The garage is bigger than most and ine of ny favorite features the property offers biggrin

Do you know where the neighbours have gone? Do they live abroad or something?

The perfect solution for us would be to purchase next door and knock through... the only issue we have with this at present is even with re-mortgaging we would not have enough funds to purchase and make habitable (to our standards)... I certainly couldnt let the children live in it as it is and any additional disposable income we have at present to do it up would be eaten up by the higher mortgage payments... Like mentioned earlier in the thread though, hive it another 5 years and we would be in a much better position to do this.

Why is there a gate between the properties ? Is there a right of way across your property ?

Yes, thats correct. We have put gates at both ends though to both increase the security of the property and so the dogs can have the run... Neighbours not been back since we had them done but all we have to do is allow access so just have to share the lock code to the outer gate if/when he does come back to visit.

Hopefully having to open and close two sets of gates each time he wants in/out will be too much effort and he'll just park on the road smile

fking hell. You call that run down? Geesus. Compared to that, the place next to my In-laws is ultra ultra derelict!!

If you're selling then you were fed some BS if you ask me.

I personally wouldn't knock into next door. Let's say the house is worth £100K. You buy next door for £90K. You spend £40K combining/updating. The result won't be woth £230K. Not even £200K.

If selling I would be tempted to spend a weekend in next doors garden. Paint their back wall. Paint lintels at front.

Good on you for sorting out their roof. If he is reading emails then I would be emailing him asking for a contact number and have a chat about suggesting he rents or sells if not coming back.

So the general opinion is it's going to be much easier for us if we just bite the bullet and carry out some sprucing up ourselves?? If it comes to the stage where we don't get planning permission and have to move on before we out grow this place then I dont mind putting in some graft mysrlf, also know the lad renting the hoise the opposite side too so would be no worries with him if they were to vome back and ask a few questions...

On a slight tangent then...

If we do get planning permission and extend then the grand plan would still be to buy them out at some point. Depending on when this happened would depend on weather we would knock through really. If the kids are still of an age where their likely to be within the nest for a while then it would make srnse for the additions space. On the other hand if the kids were getting ready to fly the nest then renovating to rent or sell, taking away the right of access via our drive and some of yhe garden to increase our plot would be another option.

At present ours is valued @ £180k last year. Next door even in an equally good state of repair isnt going to be of equal value due to being a narrower parcel of land etc... I would imagine in the current state and market conditions it's worth somewhere in the region of £80-100k.

Within our gillage there are very few houses which would be comparable if the two were knocked into one. However the closest I have seen in recent years was a similar age detached cottage with 5 bedrooms and a similar plot size which wrnt for £375k... Am I missing something with regards to the two veing knocked together and what the possible end value could be??

If yours is worth £180k, next door is going to be worth way more than £80-£100k. I bet you are looking closer to £150k. The days of buying cheap houses that need renovating are few and far between. Some of the prices people want know, it cheaper to buy a finished house.

Quick update...

Today we were at the planning committee meeting and after 6 hours walked out very happy customers! Unanamous decision with 11 votes from the committee clap

Now time to get some firm quotes in from builders and try and haggle a fixed price before work commences! Hopefully the next time I start a topic will be a build thread with some pictures of builders on site yes

Next door still hasn't been back and done anything with their place...

Would like to take this opportunity to thank everyone for their input and opinions on this subject.

Good result!

I feel your pain, we have neighbours who have let their house fall into disrepair, and allow the back garden to turn into a scrap yard complete with rotting fence, which they wont let us replace.

I missed the extension plans, can you repost them edited to loose the info that was on them?

Hi Spats, will include the plans at the start of the build thread when we get things moving. Hoping of a 4-6 week build schedule so hopefully will be able to keep regular photo updates coming through whilst I'm at home at least.

Dear Mallinson

I think there is some room to be creative here... I would try and keep things as cordial as possible with your neighbours.. don't go reporting them for this and that... but how about trying engage properly? .. perhaps kick off with more favours you have done for him.. easy cosmetic stuff. like you have done so already... perhaps email him/ write to him and say you are passing by Cumbria and you'd like to meet for a pint/ cuppa open up a dialogue on perhaps leasing his property... after all its standing empty.. perhaps for an elderly relative etc...or even just to rent the garage? try and get some face to face going... with the long term objective of a first refusal to buy or even a pay as you go lease purchase type thing? Who knows what you might discover once you start talking..
Has to be worth a punt and would dissolve some of your understandable frustration..
