I like the idea of an 'Autotrader' for houses, but as many people seem to think their houses are worth considerably more than the market dictates, there are going to be a lot of over priced house out there should online agents become the norm.

Rightmove was set up by Halifax, Connells, Countrywide plc (who, you might say...they're the largest UK estate agency) and RSA...they're not going anywhere anytime soon.

As said, Zoopla are vulnerable but since OTM are forbidding the own home seller market I'd say they're on a hiding to nothing save for some of the more exclusive agencies.

Personally, I would have looked on rightmove/zoopla and gauged it from there (what I did when I sold mine) but the in-laws are a bit more old school. They may yet use a physical agent as they still throw rocks at the moon on occasion.
Ok so you looked at Zoopla and Rightmove? You presumably looked at properties being marketed on these sites? Who provides most of the properties on the sites? Ah that will be the "shiny suited pricks" then.

So close down the "shiny suited pricks" overnight who now provides the valuations for the internet based companies so they know what price to suggest? Who provides the prices for the individuals selling?

Just looked on the website for the first time, within one mile radius of my postcode there is one house listed, its a populated area too!

On that basis I won't bother again, at least until its overtaken right move.

Just as a comparison, just done the same on right move and there is 48 houses within a mile.

I'ne never checked to see if it exists, but always thought an app for this very purpose would be great.

Monitors all the sites and as soon as a property goes live within your search parameters it sends a push notification to your phone.

Lovely.

I wish either website would let you search for specifics rather than trawling through pages of dross.

All I need I one little checkbox...Double garage.

Zoopla has parking/garage...Not ideal but at least it has a keyword search, I find it phenomenal that RM still doesn't.

Option of filtering by Barn Conversion under character property has gone, which was the only different thing about it for me as it has all the same property Rightmove has, only less of them.

I was talking to an estate agent friend of mine today, he said OTM costs him £300 per month for as many listing as he needs, Rightmove costs him £1300 per month for exactly the same, so I can see why so many agents are using OTM. He did say up until now Rightmove was good value as he used to pay £800 per week to advertise in the newspapers.

Sounds about right..

It's about £1k per month per office here for RM, a bit less for Zoopla. Say £5k per month for both all in.
£400 per page in the local rag. We take 2/3 pages per week. Per office. Say £12k per month.

So, £17k per month for three offices just to advertise on portals and in the local papers.

OTM is a lot less a month, but I think there was a lump sum investment to become a member. Also, what is the cost of not being on one of the major portals? One less house sale through limited exposure could be £10,000's in fees.

In fact, looking at those costs I may have to put my fees up... getmecoat

What's the cost of page in the local rag nowadays?

I know we used to £900 a month with full discount - but that was 20 years ago!

It must depend on the area. It's £400 per page, per week where I am (in the home counties.) Small town but with a very popular paper.

I think it will depend on the area, but I also rather suspect that the internet has severely damaged the local paper stranglehold on property advertising. No bad thing as they were sharks.

My friend said he done two full pages a week, so about he same price of £400 per page, that local paper no longer exists so all the agents just rely on the internet.

3 mile radius of mine, and less than 140k (I happen to be looking for such a property)

RM = 96
OTM = 3

We're going through the process of putting our house on the market at the moment.

All the agents are promoting this new option, all seem to be dropping Zoopla.



O/T but how much would people expect to pay an agent to market a bog standard 3 bed semi in a popular area surrounded by loads of other 2/3 bed semis.

All vallued the house at an identical price 125k.

Prices ranged from 1% to 2200+VAT.

If the 1% is inc VAT then go for that if you want a red brick agent.

Alternatively pick an online agent who is on RM and pay ~500 quid.
