Odd mix of interior styles, just doesn't gel with me at all. Strange brickwork fireplace/kitchen and a mixture of old/modern that makes me nervous somehow. Exterior looks ok but nothing special. Wouldn't buy it at half the price. Actually I would to sell on.

Bit harsh, looks nice to me. For that money around me you could perhaps get a 3 bed semi ex-local authority house.

That looks more individual and interesting.

Slightly poking fun but my opinion nonetheless. I'll be honest I didn't really look at the exterior at all, consider the area, parking, schools, public services etc.

One man's individual and interesting is anothers' curious mish-mash of styles! The windows are wrong, kitchen's unsympathetic to the rest of the house... .

Is it cheap for the area?

Agree with the comments regarding the wooden ceiling. You could simply drop that photo.

Am not a fan of the black/white bathroom, needs some colour for me but I appreciate that is a personal taste issue and others might love it.

Looks like you've done a great job with the exterior in comparison to street view. Would be surprised if it didn't sell.

I generally like what you've done with it but agree that the photos don't do it full justice.

As others have suggested lose the wooden ceiling (or paint it white).

On your suggestion add a pic of the garage and a link to the garden.

And puts some pots or something in the gravelled area. On first view I thought that the large expanse of gravel was the entire garden which is off-putting to most people looking for a family home.

Lovely house mate and I cant quite believe the price, that would easily be 700k down here!

Anyway, the only thing I kind of agree with is the ceiling needs a lick of white paint in the bunkbed room, apart from that id happily move in tomorrow.

Who on earth wrote that blurb!? I'd refuse to stop ringing them, minutely, until they sorted that paragraph out. That's just plain unprofessional with the repeating themselves, and the 4 x lifestyles etc..

Also, double garage but no picture of it!? Always frustrated me on when they don't include outbuilding images... Do they get charged per photo, or have a limit to how many?

The OH and I are looking for a place in that kind of price bracket. If that was available in my neck of the woods, at that price, we'd be biting your arm off! The only real improvement I'd want to see in the listing is the addition of some pics of the garage along with measurements for it adding to the floor plan.

The only issue that'd stop me jumping straight into the purchase is the following ...

"The neighbouring property has a right of way via the timber gates to access the rear of their property. We are informed by the vendors that this is seldom used."

Particularly:
"We are informed by the vendors that this is seldom used."

Firstly, I'd ignore that bit. Anyone could say that. Doesn't mean it's true, and secondly, it's meaningless anyway as the neighbours could move out and be replaced by new neighbours who are in and out every two minutes.

I'd want to know who was financially liable for the upkeep of the access ... If the neigbour could be expected to contribute to the upkeep ... if the neighbour could oblige me to pay to have work carried out, even if I couldn't afford it, etc.

It's an amazing house for the money but that access issue would make me think long and hard.

Not quite £700k here but that is a LOT of house for the money. Makes me want to move up that way (would also please the wife, who is from Beverley).

How many cars could you park behind the gate without restricting your neighbour's access? Could you potentially buy the access from your neighbours, so that they had no access (not sure if this ever happens)? This isn't something for the advert, but as a potential buyer I would wonder about it.

Pictures of the garage would probably solve my first question.

Some people are happy enough with on-street parking only, so there's no reason why it couldn't happen if the neighbour isn't that bothered either way. What the neighbour would have to consider, though, is how this might impact the saleability of their home in future. I instantly rule out any property with on-street-only parking and I'm sure others do, so they'd be reducing their market if they ever needed to sell.

the neighbour access thing puts me off. Yes, it might work now but what if the neighbours change? I could see it causing friction if you get a neighbour who's in and out regular with vehicles.

Also it looks like if the neighbour opens their gates then they block your back door?

Some more excellent input chaps smile

I'm getting the feeling that people feel the opening paragraph should be re-edited in order to remove the repetitive use of 'lifestyle' - Another one added onto the list to speak with the agent about when I return home next week.

Good suggestion on also including the garage and upstairs storage space on the floor plan including some measurements! Added to the list smile

Picture 6 of the main bathroom had me puzzled for a few seconds.

I thought you had a tanning machine installed with the lid lifted up....until I realised it was the bath :-)

nothing really to add just thought I would say the house looks great and I agree with the comments about painting the ceiling white in the bunk bed room.
£187k doesn't get you anything close to that where I live frown

As said previously bunk bed room makes it look like a holiday let and not lived in. Bathroom is very white you must love cleaning. Remove lifestyle that's just letting agent bullst. Oh and remove Shorpe wink

Looks very nice and a decent price shouldn't take long to sell.
