Stupid question, but is it on Rightmove as well?

Most of your audience will be looking on there first.

Yes its on rightmove also... listings are pretty much identical so didn't see the need to post a link to each website. We were very keen to pick an agent whom would be listing it on both rightmove and zoopla as agents associated with On The Market can only use either rightmove or zoopla and from our research On The Market is not getting anywhere near the traffic of the other two!

Its been a fabulous response so far with some very constructive criticism and honest views which in turn has thrown up some common opinions and areas for improving our chances...

I'm at work for another week so will initially concentrate on rewriting certain parts of the particulars with the PH collectives suggestions in mind. Other suggestions on things that can be changed in the house e.g girls bedroom redecorating will be implemented upon my return, New photographs of the garage and rear of the cottage taken by myself and then a meeting with the agent to implement the improvements accordingly...

Any other comments still more than welcome and plenty of time to add tithe list since I'm stuck at work for another week frown

Property looks well presented although not everything is to my taste, but that's just personal preferences. Main issue for me appears to be the front door has been bricked up and just makes the front elevation look a bit odd.

Pic 13 has too many different materials and colours for me. Is that a Koi pond I see? Pic 15, orange roof tiles? Would look much nicer if a better colour match to main house was chosen.

Overall, a very nice property.

Remove the first picture. It sets a negative view / expectation.

The rest are enticing.

Trust me.

(and find a better replacement. Any angle's got to better than the severity of the OPENING shot.)

Id just like to thank everyone for their opinions and suggestions. Returned home from work on Wednesday and have now been implemented with the agent and property portal listings updated:

Got the paint for the girls bedroom ceiling and intend doing that today with Mrs M... Also got some emulsion to splash around the walls to freshen them up abit too smile

Picture number 4 is very confusing, is it a tiny room with nothing but an old fireplace? The way the photo is taken makes it look tiny, when I suspect it's actually the other end of picture number 3 with the dining table, which in comparison looks like a decent sized room. Either scrap picture 4 completely or retake it from the other end of the room.

Exactly - if the first picture is not the front of the house it must be hiding something. Make no.16 the first photo.

yes I thought 'Lego'...

I don't like the way the garage is offset; it must be almost impossible to get a car in the RH side, but you're stuck with that.

As stated, front of the house should be the first picture.

As others have said, warming up the girls bedroom would be good, but also I can't help thinking those front gates look a bit builders yard. Maybe something a bit more friendly (wrought iron perhaps ) would work better .
Saying that , the biggest single thing you could do us dump the incredibly amateurish Estate Agent (who's job you're having to do anyway) and market yr lovely home yourself.




Gets a one bed flat here, I need to move ooop North .

Just come across this, and as somebody who is currently property hunting not too far from this area thought I may have to come for a viewing, until I saw the bit about shared access frown It's a major put off for me I'm afraid. If this wasn't the case (and the house was detached, and the hostel-like room was sorted) I'd probably have been down waving money at you tomorrow! But then again, if it was detached and no shared access I'd imagine it'd be worth another 30/40k?

Well I would just like to say a huge thank you from both Myself and Mrs M, yesterday we negotiated a deal and accepted an offer on our house. Not bad going for our area really. Looks like the average time on market is around 3 months and we have been on around 6 weeks smile

Get back from work on Wednesday so we can instruct solicitors to get the ball rolling and then get some viewings done ourselves! Now the stressful part begins...
