I'd assumed it meant I caught them with their guard down, had the work experience girl in the office, and managed to get them to sell the house at a loss.

There you go that silly assumption - they are a commercial entity purely in existence to make money and they certainly made money out of you. Hopefully not too much so you've taken a bath.

Most accurate post I've read of yours, ever!
I very much doubt the OP has 'fleeced' the developer, they're professionals. In the business of making money.
On the contrary, you'll have given them plenty of profit.

Hope the house and estate is all you wish it to be smile

Just to add my half a penny, having read approximately half the first page, those new builds look stunning! Certainly compared to other new builds I've seen, you've got me looking for some in Merseyside now smile

Well almost a year to the day since we first looked at the estate we moved in last Monday!


Really happy with the house - couple of snags we've picked up on but nothing major / in the league of some of the horror stories you hear about with regard to new builds.

Couple of months delay from the date we were first promised but not big deal as we were part exing.

Estate is almost complete - despite the proximity of the house to the motorway, inside you genuinely can't hear the road. On the rear garden it's pretty much indistinguishable from any other house / local noise i've experienced before.

Very happy so far.

Glad your pleased. I move house next Friday and looked at LOTS of houses including your development. No doubt the Herron homes seemed the best of a bad bunch of new builds. wink

I just couldn't live that close to the M1 or the sthole that is Hucknall (another of their developments)

Good stuff.

Looking at a harron homes development near me as there layout etc is really very good.

If you Google for Harron homes reviews though it doesn't make good reading at all.

To be honest it's like most things, car manufacturers, Kitchen companies, governments....lots of complaints when they do something wrong...very little when they do something right. When the wrong goes to right people forget to update accordingly etc etc

Most housing developers, if reviews were the only thing to go off, wouldn't exist for their housing being deemed 'untouchable'

So far we've had no issues with customer service as all of our minor snags have gone through the site office.

We've got a friend on the site who moved in last November - they've had a few more issues than we have and have struggled to get them resolved in a decent time frame.

With regard to review I think you'll find negative for all new home builders.


I'm emailing our list of things we have picked up on over to the CS team & site today just to ensure there is a record of them & they're acting on them. Will keep the thread updated.

This 100% sadly from experience, dream home which we loved ruined. Life was too short so moved at great expense. Then spent even more money extending & doing up a late 70's house. It's now better than the new house in every way smile What still annoys is I would be mortgage free now if it wasn't for affordable housing. Still, they did me a favour, that estate is now a total st hole as the developers upped the social housing % and changed the plans to make more & more houses. I wouldn't touch a new build with a stty stick ever again, not unless the social housing rules change.

There isn't any social housing on our estate /posh



(in reality some weird deal was done with another developer who is a mile or so down the road - that larger new build estate has got the amount of social housing to cover both developments or something so we don't have to have any.)

Nothing weird, they can defer the social aspect to another site. A builder a few miles away from me has done it, they couldn't really sell homes for £550k and have scallys walking round the place could they?! smile Instead they built a whole mini "estate" that is 100% social, the way it should be IMO. To those that do buy new with social housing a word of warning/advice. If you have any trouble what so ever in the first 12 months get the housing association involved. They can kick the s out quite easily during this time. After that not even a crack den gets them evicted.

Congrats on your new house smile

We also bought new-build, from Taylor Wimpey a couple of years ago.

They discounted as much as the mortgage company allowed, plus a few secret extras that they didn't strictly need to find out about biggrin.
Love the house, love the location, very happy with the price we paid - 2 years later the same house type is selling for 15% more and they don't stay on the market long. Customer service has been good. There were lots of small snags but all sorted now, plus a couple of upgrades for free after moving in.

No social housing (yet?)... the plans for our estate were approved before it became a requirement.

We did see some horrible new-build estates, but they're not all bad.

It was most certainly a requirement two years ago. We purchased a Taylor Wimpey House (was George Wimpey when we started!) in 2009 and sites had social/affordable on them then. Perhaps they deferred this too but that would be unusual for a volume builder.

Anyway, I'm glad you are both happy smile

Due to planning/council issues and some local complaints about our development (green belt land... which I do feel bad about, but it wasn't my decision!) the plans were approved about 10 years ago and construction only started about 3 years ago.
Worked out well for us!

It's now October.

We've been in the house 4 months and last week we had our final snags finished off smile


Some of them have been absolutely ridiculous....

a cracked window was fitted - picked up on before we moved in..... finally replaced last week.

The gutters were levelled wrong on one side & drained to the wrong end meaning that in heavy rain it spilled over and ran down the side of the house instead of down a drain pipe.

The dual zone central heating - thermostat installed in the lounge & also in the hallway so you can heat the lounge to a different tempt to the rest of the house - connected to the boiler the wrong way round so the lung thermostat controlled the house & vice versa - that led to some confusion / swearing at the box.

Overall - nothing major.

Unlike our neighbours - moved in about 3 weeks before us, both work as cabin crew and spend alot of time away - came back after three nights away opened the door to a torrent of water pouring down the stairs - waste pipe on the toilet has come "detatched" so the toilet constantly filled itself and poured water through the house for three days - all the ceilings were down. Finally moved back in last month.

Site is running over by a fair bit - now expecting to be finished by xmas.

Overall - yes i'd buy a new build again but i'd be very selective about site & inspect the house carefully.

Agreed.

We've been lucky - we've had lots of little things but they have picked up on them & fixed them quickly.

Other owners on the estate haven't been so lucky - the neighbours for example with the flood, another couple ordered fitted wardrobes, they're still waiting to be installed - moved in in February, the model they picked is now discontinued. Another house has an extra window that wasn't on the plans they were shown when purchasing.

It seems you get good & bad on every estate.
