A Little Loft Conversation ..( Uh Huh)
Discussion
This looks excellent, love the tiled valleys as well!
I a umming and arring extending our place. However the two locations I could do it just won't really work or are extremely expensive.
I've considered a loft conversion butt he pitch is too shallow, it's only something like 2.1m from upper bedroom ceiling to the ridge
I'm now wondering what the cost of the timber work would be for something like this, electrics and plumbers, plasterers are mates, the rest I can do. I also wonder if I'd get permission as there certainly aren't any local houses which have had the roof replaced.
Is there any guess as to what those trusses would cost on a standard 11x5 m detached house? I'm guessing that's the harshest part of the cost.

Thanks mate, I've never done any extensions so am a total novice. Is the process
get plans drawn
submit to council
get on with it
Is there any way councils or building inspectors usually give an indication as to whats acceptable?
Would love a proper loft conversion, have toyed with the idea of extending but its just not the right layout iykwim. plus I'm fairly sure it needs piled foundations.

About 3-4 weeks. And the high winds made hourly inspections through the night interesting.
Only had to get up there once to refix some sheeting. Not had a drip of water in though
This is what amazes me, how such a big temp structure lasts in the strong windows. Some of the gusts we have here in the Midlands would have caused me being utterly sleepless waiting for the crash as it all takes out the neighbourhood and rolls to the horizon. Only had to get up there once to refix some sheeting. Not had a drip of water in though
I've got another question for roofer.
My house is 5.7m front to back external dimension. How much space do the eaves take up? Speaking to a builder mate today he reckons usually 1.5m either side, which would leave me with an internal floor space of 2.7m which I don't think would be much good.
He did say there were ways round this.
What do you reckon?

If you have a central wall, they can increase span and eave struts can move back.
Mine are 1 metre in from the inner wall, it's one of the reasons I went for a large dimension frame. I also have a central wall.
If you give the timber designers your dimensions, they will draw you up a plan showing what is possible. They did mine for free.
DWB in Latchingdon.
You need attic trusses.

Notice you're about 10 minutes from me, if you want to pop in for a nose, let me know.

I am looking at these type of dormers as well, I've seen a few about and it looks like it avoids the issue of the eaves. (Top left image)

I could have one along the whole rear of the house and then a couple of smaller ones on the front.
