So I still need some gates and the options are far and wide... Now I'd love some custom made ones BUT I need to keep the house on budget, not slightly over or even very over.
These caught my eye
Obviously I'll paint them to match the front door etc and they appear to be of decent spec. Not expecting them to last 25 years but if I can get 5-10 out of then I'd be happy.
Thoughts!?

Very nice - I think you'll get notably over 10 years so worst case £30/per year cost. These caught my eye

Mates rates on the door and Windows came out around £1400. Currently on second door owing to the first one having substandard paint finish.
Believe the door was from eurocell.
Has made a big difference so far.
I've yet to finish boarding out the inside and getting it plastered as priorities lie elsewhere

Busy day today...
The cats have lost their bid to recreate a feline cool runnings
And the house has no bathroom.
Removing the bathroom floor to ply it has revealed the reason the living ceiling looks so wavy... None of the boards are particularly well screwed up. Should save some pennies and save on reboarding
Volvo has once again confirmed why a 940 is THE best choice for a renovation bus.
Much to the annoyance of a particularly rude timber merchant who took great pride by rudely voicing that it "won't fit unless you have a van".

Turns out some of our walls are untrue on all planes... Plasterer was cursing them while trying to bond them out flat.

Quality is ok for a cheap domestic system, it suffers when viewed full screen as per a lot of other entry level systems.

That mat is tight fit?Did you not place it on insulated board or even prime the existing sub floor before fitting it?
Where's the thermostat running for it and are you not supposed to leave it at least 50-100mm from any wall and remain clear of permanent fixtures? The bath paneis going be right on top of it, doubt it will cause any issues though

Kit stated it was happy to be fitted straight onto exterior graded ply- if you read back the existing floor boards were removed completely and replaced.
Fitment isn't 100% on spec... I over ordered by half a m2 so we've had to squeeze the extra in as it couldn't be cut down.
Bath panel will be more tiled ply so no issue if it does get some passive heat

Cool, after all your work so far was just hoping the ufh wasn't going to let you down. I have it in my new bathroom which has t been tested yet as still in the finishing stages of the buildFitment isn't 100% on spec... A bank holiday update...
1) replacement patio doors / kitchen door have been fitted. Massive improvement on all fronts, most notably how much quieter they make the house. No pictures because it's raining!
2) plumber has finished the bathroom and all that is left is some decorating and finishing touches.
Need to figure out HOW but I want to incorporate some storage into the end of the bath. There is no obvious place for shelving but I reckon owing to the bath shape I can build some in here.

Considering the cost and complexities of building an ensuite into our master bedroom.
We've got a 4800x2900/3000mm room which side connects with the bathroom & existing pipe work.
Looking online they reckon it can boost value by 5% seems a lot to me! If arguments sake is our house is worth around 320k then it would be worth 338k for an extra bog seems laughable.
Any professionals able to offer an opinion?

Looking good. Tilers done a nice job there and I can see where the inspiration came from.
That space at the end of the bath does look useful, though I wonder how much will be left by the time it's framed out etc. Although should be enough for a few bog rolls and spare shampoo.
Re the ensuite, not a professional, but I'd put an ensuite as "nice to have" on a 3 bed, but not essential. On a 4 bed, I think expectations might be different.
