Protecting a wood floor

Hello all,
I'm looking into the idea of holiday letting a room in my house, together with the use of the kitchen. Having let out a flat nearby, I know that holidaymakers can be careless. For example, after I'd fitted a brand new shower with ceramic tray, the first lettee dropped a bottle and chipped the tray.
My kitchen has an engineered board floor with a beech surface. Is there a way I can protect it without damaging it. I'm thinking along the lines of Vinyl flooring or some sort of thin industrial/contract-type carpet. Both of these should defend against burns, spills and impact damage. However, I suspect the flooring might 'sweat', unless there's some sort of special underlay stuff I can use.
