Building near trees (building regs)

We looked at a empty place for sale recently that had a roof to ground crack in a wall of the brick garage. Had a chat with both neighbours and it seems a naturally filling pond in the garden had been filled in and 2 willow trees had been removed. Clay soil too, EA said it was nothing to worry about...
