That's a no bed flat.

That isn't what you said though. You said nobody wants a 1 bed in London, which is far from true smile

did I ? where ?


what I was trying to say is if u have the choice and can afford a 2 bed you will always buy one over a 1 bed

but yes first home in London im sure most will only be able to buy a 1 bed

It depends what YOU want the second room for. My first flat - renting - was a 1.5 bedroom. I used the second room as a study - it was barely large enough for a single bed with hardly any storage space. A couple might prefer a large single room instead of this arrangement, but for rental you could cram 3 people in (1 on the settee) ..

I'd tend to agree with your first point from the perspective of a typical buyer. But the London property market is so competitive that almost any 1 bed property with enough space will have been converted into a two bed in almost all cases. It's still one of the quickest ways for a simple developer to make a rapid scalp.

Re the >1m 1 bed market that really is targeted at overseas money or very prime buildings. So not your typical worker/resident market but definitely a market in prime areas. Somewhere like 1 Hyde Park had a number of singles starting at 6m.

But I agree that from the perspective of a normal buyer it would be logical to assume that they would opt for smaller rooms but two beds over the same floor space but one bed.

I'm pretty sure that complex is next to the Baglioni Hotel. Speaking with the concierge when we last stayed, evidently a [very wealthy] bloke purchased the two top flats in that block and converted them into a single residence. LOL.

Chump change to a lot of people. One of the penthouses at 'One Hyde Park' was sold for £140m unfinished shell and core. The fit out is starting soon and is another level of indulgence to even ultra high end IMO.

Makes the other penthouses look like council flats hehe

That is a very big drop:
